Offer accepted! Next steps advise

Hi all,
I am happy that our offer has been accepted. I am praying for the process to go on smoothly.

I would like to thank you lovely people on this forum for all the help and support in the last 2 yrs. yes -I've been looking for 2 yrs now !!

The agent confirmed yesterday that our offer has been accepted. I am delighted! Cannot tell you what a relief it has been! I am a 'bit' worried about the following things though.

1. The EA said the house is being sold 'as viewed'...not sure what that means !

2. They didnt take the property off the market yet. EA called me this morning to tell me that there is another party who want to second view the house this weekend. So I need to give the EA my AIP and instruct a solicitor right now to take the property off the market. My solicitor is off on maternity leave (got to know this morning - when I called to instruct) and I am trying to get other quotes. Also, I am very uneasy about giving my AIP to the EA. Am I being unnecessarily paranoid? Should I give him my AIP? I will anyway instruct a solicitor today -tomorrow. Is it a standard practice to get the property off the market only after I instruct my solicitor and give them my AIP?

    presumably once you instruct a solicitor , you will incur the disbursements , at least ? is the chain complete?

    The estate agent is putting pressure on you to make sure you are serious. Today is a buyers market and if you calmly inform the EA that you are a serious buyer, that you are proceeding with the purchase. You don't have to give the EA the acceptance in principle, give them the name of the bank you are obtaining it through for re-assurance. Give them the name & address of the solicitors office that you are intending on buying through. I would also phone the solicitors you are intending on using and tell them that you are intending on instructing them, however you are holding out until the chain is complete - they should be happy with this.

    I would also politely advise the EA that you will not deal with any games from them, and if they do not stop marketing the property now that you withdraw your offer. The EA will much rather have a sale than a potential sale.

    They accepted the offer just yesterday. I called the solicitor (highly recommended locally) this morning and I was told that she is off on maternity leave :(

    Its a local solicitor group and someone else in the office has offered to take my case on. This person took over just a few months ago.

    Btw, one question about the solicitors.... do they quote based on the property value?

    Hi,

    We have our house on the market at the moment & our EA has told us that when we receive an offer they will check that the person is in a position to purchase. So they said they would ask to see the AIP before they would mark the house as sold. Another EA who came to value the house said the same thing so sounds like it's standard these days.

    Yes, verbally (they too said it verbally).

    I will write (email) to them once I instruct a solicitor. I will say that in writing then.

    you dont need to write anything
    you are not legally obliged about anything until you excahnge

    I would not instruct the solicitor to do anything until the survey has come back and its all clear, otherwise if you decide to pull off, the EA can do nothing, but you will incur the costs associated with solicitor in addition to valuation (unless you went for a fee free mortgage)
