    I agree, at the moment we have (nothing too major but they all add up):

    Currently:
    Garden fence to partially replace
    Cooker to replace
    Condensation problem following loft insulation installation
    Immersion heater problem
    Fridge/freezer to replace


    Recently:
    Replaced wc floor and the wc itself
    Hot water tank replaced
    Boiler replaced

    For the OP a decent commercial property in the right location, the right tenant, the right lease terms - he has the kind of budget to achieve this - no hassle, no voids etc etc

    As I said though there are not many of these around - at this level maybe 4-5 a year

    I may look back later on previous results and provide a few examples of what I mean

    This is a genuine question, but would you be kind enough to post a few links to a decent commercial property in the right location, the right tenant, the right lease terms with a 7% or north of 7% yield, because i cannot find any at all......For around 500k......Theres loads of dodgy stuff, two shops, five bedsits total rent achieveable around 7% yield on all properties etc, but anything decent, a single property, well, is only yielding at most 5%,....

    Also can i ask, if you bought a commercial investment property for 500k sterling, what other costs would you incur in terms of tax and legal costs...

    Have a look at the various Auction websites at the past results - like I said there are 4 or 5 a year - but there is no reason why you cannot buy a property for less or a couple for the total of 500k

    In terms of tax - its the same as any other investment

    I am pretty high risk, but I wouldn't have 60% of my portfolio tied up in 30 stocks personally.
