Would you knock on the door ?

Morning All

We had two viewings yesterday , the first one was a 2nd viewing and to be honest we only saw the second house as a way of covering all our bases and to keep the EA guessing a bit (both houses on with same EA)

Problem is the second house bowled us over , it was one of thos times where when they say you know as son as you walk in the door...it was like that , problem with this EA , is their `policy` he told us is to ask the vendors to be out when viewings are undertaken....so when we ask questions about onward chain and other things , its all a bit wooly....

My question is , would it be accetable in general to pop around the house today at some point , on my own , not with the kids and wife in tow etc , just to say hi , we came round yesterday but wanted to just have a quick chat re timescales , their plans , intentions etc...

I feel like this might be the only way to get a very concrete idea where we stand , and also , its not an overly desirable area but it does have a niche for the little area its in which would appeal very quickly to young familys so i am thinking early bird catches the worm, maybe build a relationship wth vendor etc...

any advice people ?

    The EA may have told you its their policy to not have vendors present. I would guess though that its the vendors' policy not to be present in this case.

    That probably means the vendor doesnt want any contact with a buyer until contracts are exchanged.

    Its certainly what it means in my own case - though I know the EA seems to prefer to have vendors out of the way anyway.

    You may find that this vendor has already worked out what to do if a would-be viewer calls at their door. In my case - I shall smile pleasantly and say "I'm very sorry - I'm just about to go out and I'll be late if I don't go right now. I'd be happy for you to contact my EA with any questions/if you want a viewing" or words to that effect and keep repeating "I'm just about to go out..I'll be late" whilst looking worriedly at my watch if the message didnt sink in the first time.

    EDIT: they possibly don't want any phonecalls from viewers either - until exchange of contracts.

    Problem is , if i cnat get the info i need and require that would stop me offering = a lost potential sale for the seller....

    Plus , if i do manage to find their phone number wont i look more like a stalker than popping by ?

    My brother lives 5 doors down , i could say i was visiting and thought i`d pop by...

    Tell the EA it's your 'policy' not to shell out £££s without knowing the facts about the property and invite him to arrange a 2nd viewing while the vendors are @ home!

    They seem to have forgotten it's a buyer's market...
    its not an overly desirable area

  • I would be surprised if the EA isnt straightforwardly answering your questions.

    If that is the case, then perhaps you could answer your query without invading the vendors' privacy by putting a written note through the vendors' door. Start by writing that you are sorry for bothering them, but have asked their EA and can't get a straight answer out of them to the following question and wonder if they might please contact their EA to tell them to answer the question directly. You could also add every contact detail you have - ie address, email address, phone numbers just there at the top of the letter - but not actually asking the vendor to contact you directly at all.

    The vendor can then take it from there. Someone like myself - who absolutely does NOT want contact of any description with buyers till contracts stage - would get on to the EA and tell them "the answer you are to give to that viewers question is x. Now can you please ring the viewer and tell them that".

    Someone a bit more open to contact than I am might send you a letter or email. If they do do things that way - just send them a letter or email back saying "thank you for your time. I appreciate you clarifying this. I won't trouble you with any further queries prior to exchange (should my offer be accepted by you). I will be making an offer to your EA shortly".

    If they are open to personal contact - they will let you know. Otherwise assume they arent and dont ring on their door or phone them.

    This is good advice , thank you , the only thing i take issue with is "invading vendors privacy" , i mean come on , were talking about offering them the gatewway to what could be there dream home etc , i hardly think a knock on the door or phone call is going to send them over the abyss!!

    I will be persistant with the EA , we get on well , he`s just very woolyy ,not evasive , just doesnt seem to know answers to very important questions........i should clarify , when i say not a desirable area , i kind of mean , there is a ceiling on the prices in the area and you take it for what it is or look higher , i know the estate etc well so know what we would be moving into

  • You don't know what the vendor is like - some people are very private indeed.

    On the other hand - even if they arent....they might be a very busy person who simply doesnt have time for stray callers on the doorstep and comes out with an automatic "No thank you" the second they open the door and see that it isnt an expected caller.
