Rightmove's "Premium Listing"

Can anyone explain what Rightmove's "Premium Listing" actually means? I've noticed this on a couple of houses in the last few days. TBH I've probably just ignored it before, but now wonder what the point is, apart from adding a big red dot to the photo! The houses are still listed in price order and I can't see it has much effect if you're scrolling through and have seen them all already anyway. Is it just some kind of marketing tool for the seller? I cross-reffed a couple of properties on the EAs' own sites but there was nothing "premium" about them on there.
Sorry if this has been asked before, have checked but couldn't find anything...also checked RM for an explanation but didn't see one.
thanks, K

Hi Kastanie,
I can only speak from our own experience when we were house hunting; others may have a different view.
When looking through listings, our first thoughts on seeing premium listed properties was "Why are they so desperate to sell - noisy neighbours, house problems etc?" Another thought we had was "It must be overpriced."
The properties may actually have been fine but a house should sell itself rather than rely on the vendors paying extra (I'm assuming it costs?) to get a red marker on the listing.
When selling, our house sold with no problems on a normal listing, but was reasonably priced , in a good area and well presented.
As I say, these are our views only - others may feel it helped them sell.
Hope this helps.0 -
i think it means the house comes top each time a search is made ?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0

Thanks both.
Just wanted to add for clarity that I'm a would-be buyer, so my Q comes from a buyer point of view. But if I'm a buyer and this status is making no difference to my search, well...then, what is it for?
This Q was also prompted by noticing on Property Bee (love Property Bee!) that a potential purchase has just increased by 10K, but decreased its number of bedrooms...(?) while at the same time PB shows it's gone "Premium".
Also noted from PB that the "Premium" status goes in a cycle if the house has been on there a while.
Anyway, just wondered.... :snow_grin0 -
It's just a marketing tool offered by estate agents who sometimes pay the cost if the house has not had much interest. The vendor can pay to have it listed like that if they wish, it is supposed to attract more attention and therefore sell more quickly.0

Properties that are 'premium listing' have more than one photo in property list. The red 'premium listing' is eye catching.
Not sure if it helps sales or not. My EA offered 'premium listing' as standard. We accepted and offer after about 9 weeks. I ignore 'premium listing' when I am looking through the list on RM. Some are obviously desperate to sell, but at least it isn't as bad as some of those awful audio tours that some EA's offer. I wouldn't have bothered about premuim listing if I had to pay extra. It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I think in this market vendors just can't win....
Prime listing - they must be desperate
High price - they're delusional
Low price - they're desperate
Lots of pics - they're desperate
few pics - they must be hiding something
Nice and neat - its obviously been staged
messy - they don't care
You get the idea.......lol

Our house was Premium Listed by the EA.
We didn't pay and weren't consulted.
We weren't desperate, it sold in 2 weeks!0 -

eRRRM....I was born decades ago....not yesterday (ie that phrase "I wasnt born yesterday" springs to mind):rotfl::rotfl:
'Fraid not....
The reason my own house has that listing at the moment is because my EA does that for everyone - at least to start with - so it doesnt mean anything at all in particular.0
