Best ADSL broadband - Sky?

Hello All!
I'm about to move into new flat which doesn't have cable, so I'm left with the ADSL option for BB. Currently I'm trying to work out the cheapest option.
Came across Sky BB and it seems to fit my needs. I'm looking at
1) Sky BB Mid - up to 8MB, 40GB allowance per month, setup fee £20, monthly fee £5.
2) Sky BB Max - up to 16MB, unlimited usage, no setup fee, monthly fee £10.
As I'm new to sky, here's a few questions:
1) What's the minimum contract i got to sign?
2) Any free router?
3) Any other hidden cost?
I had bad experience with Plusnet where there's some hidden cost (they called it deferred installation cost, and the router doesn't come free either), so I want to make sure I'm not repeating the same mistake.
