Should we be adding TV sockets (or anything else?)

Hello,

Renovating a property, which will be sold upon completion.

There is no phone line coming into the property, so there will be no phone socket. There is a Virgin cable connection on the pavement outside, so that is an option for anyone buying. There is also no satellite. Nor is there an aerial - although there is a communal one next door that we could tap into, without erecting our own. This is already split 5 ways.

What do you feel we should be providing?

Our target market is young families.

It is a 3 bed house, ex-council property.

Should we provide one aerial socket and link it to the communal aerial? Should we be providing one (or more) in every room?

Should we be providing any other cabling?

What do buyers look for now? or maybe they don't.

Any thoughts anyone can offer, would be appreciated.

As all walls will be replastered, it is easy to put cables in at this point.

    It's a PITA adding these things to a refurbed house, not having then would put me off. But not everybody notices
  • My personal opinion is that if you're doing a refurb you should do it now. In this day and age with home networks, smart tellies and the rest it is helpful to have as much hidden behind a wall as possible.

    We've recently bought a 19070s ex LA flat, and the biggest problem with it is lack of plug sockets. In the living room we have a TV, DVD player, Amp, Sub-woofer, a network hub, Sky Box and a turntable for vinyl. Add to that a couple of table lamps and we've got a paltry 4 wall sockets.

    Luckily I've run the sky cable, the phone cable and the network cable under the new carpet - but if I had a choice I'd have a network socket on the wall (I don't like relying on wi-fi), an aerial socket and a sky connection, and probably 8+ power points depending on the size of the room.

    Indeed, not everyone one notices these things.

    Consider aerial sockets in the living rooms and atleast in the main bedroom. Maybe a phone socket near the tv in the main living room (requirement for Sky).

    I assume there are an adequate number of electrical sockets round the house too?
  • I would put in TV sockets in the living room and bedrooms - my property also has wiring for Sky to come into the living room, which is a nice touch. Also phone sockets that can be wired into when a phone line is connected to the property. And make sure that there are an adequate number of electrical sockets.
  • The other thing to consider is a DAB aerial with sockets. Our flat doesn't get the best DAB reception and luckily there is an FM aerial socket in the bedroom which seems to work.
  • We are adding loads of electrical sockets.

    Just wasn't sure on other sockets.

    The thing is I am not going to be living there and one mistake people make is that they spend too much renovating a property as if they are, and so it is money down the drain.

    It is getting the balance right

    You are selling the place !
    So now is the time with a complete rewire to get it right.
    I would put 3 double sockets in every bedroom.
    I would put 4 double sockets in the living room and 2/3 in the dining room.
    The kitchen might need 6 double sockets or MORE. Plus hard wiring for the electric oven/hob.
    It would be nice for a TV aerial in the main living room and main bedroom with you own aerial and booster ( 12V electrics for better reception)
    You now only need one telephone point as most people have multi pack of corded/cordless phones. BUT all telephone companies will fit them once you apply for connection to BT, Talktalk, SKY etc

    Yes you can - our new build had all the wiring and sockets inside. Then when we had aerial and dish fitted the guy just had to connect them up in the loft.

    With the phone BT just had to connect up on the outside.

    Thanks - not sure what I should be installing then. Not sure how that all works.
