Giving your buyers copies of surveys you've paid for?

If you were willing to get the survey done to save the sale , why not just swallow your pride and give them a copy?
I know, I know. :doh:I guess I'm trying to make a point - I paid for a survey I think they should have paid for (like I did on the property I'm buying, as the seller wouldn't) and I feel like I'm the only person making the effort to keep the sales proceeding. Probably something to do with having the most to lose.
I know I need to share the evidence/conclusions the report provides and I haven't once said I'm not willing to, but I'm racking my brain for a way to accomplish it without doing something that feels like giving them a handful of cash. :wall:0 -
But if you are most desperate to sell your house than they are buying it, that's the outcome. You didn't have to agree to pay for it, you could have told them you pay or get lost, but you assumed you would lose a buyer.
The whole point of paying for it is in the hope that the sale goes on once they are reassured and you don't have to start all over again, which surely is worth the cost of the survey and why you've agreed to it in the first place?0 -
As I said, they would have got a contractor's "free" report and you would have been facing a demand for a reduction in the purchase price equal to the cost of the, more than likely, unneeded work.

So what can I do?
Just give them a copy. To prevent the chain collapsing, surely it's worth winding your neck in. In a few months, you'll have forgotten about it.0 -
You paid for an independent report to prevent the chain from collapsing, but don't want to give them the report?
Surely if your willing to pay for the report, its easier to just hand it over as the proof? Its not like its useful for any other property is it?
I could understand if you had a report done, it said "Evidence of damp, but no cause" and you didn't want to buyers to know, but what it says "No damp found", its exactly what the buyers want to know!0 -
Personally I would give it to your solicitor to give to theirs - by-pass them so to speak. I know just what you mean - we bent over backwards to sell our house and are now having to do the same to buy another. Sometimes you just want someone to do something for you...0

Let's be clear - I want to give them the report (that's why I paid for it), I just don't want to give them the report.

If you sell the house to them, then what value is the survey to you?
If you dont sell to them, then why would it really matter if they have a copy.
I would tell them the survey has been completed and invite them to see it, if they want a copy I would let them have a photocopy. The money has been spent to prove to them there is not a problem. You now want them to accept that and get on with the sale.
I would however insist on keeping the original, as if they pull out you may need that for other buyers. If they go ahead then give them the report on completion to keep, its of no use to you.0 -

As I see it you give a thought to the following;
The surveyor was acting for you. Therefore the original/top copy report is your property. Unless you know differently this was not intended to be issued to a third party.
The surveyor should be asked for permission if the report is to be released to, and used by, third parties. Should this occur, there are copyright and liability issues that should be explained to the third party.
If at a future point the third party wanted to sue the surveyor on the basis the information was not correct...I wonder if this would not be possible because the contract was between you and the surveyor.
I am not a lawyer, but have experience of surveyors reports!0
