Giving your buyers copies of surveys you've paid for?

Our buyers (first timers) had a valuation survey done on our house. Surprise, surprise, it reported 'evidence of damp found - recommend survey'.

Our buyers panicked and demanded we prove our house isn't riddled with damp. They refused to even contribute, never mind pay for such a survey.

We didn't want the chain to collapse, so we agreed to pay for an independant report, not a contractor. He came around today and told us we have no damp. He will be sending us a full report in the next few days.

We're going to have to prove to our buyers that the expert has said we don't have damp, but I'm really not in the mood to give them a copy of a report we paid for. So what can I do?

Allow them to view the report at the estate agent, but forbid a copy to take away? However, provide a copy for their lender, and/or solicitor? Or resign myself to giving them something for nothing?

    If you were willing to get the survey done to save the sale , why not just swallow your pride and give them a copy?

    Ah! Yes. Forgot: See the Property Survey (Aquisistion and Distribution of) Act 1926.

    I believe it was amended in the 1960s to include Gas Reports and Electrical Inspections but forget the precise date.

    I'm sure your buyers are not bothered about having a copy of the survey so whatever way you let them see it will have the same outcome as them having a physical copy - that they will know you don't have damp...

    Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

    If it was for their house, I could understand it. But it's for yours. What use is it to them if they decide to pull out? You were willing to pay for the report for them, so just let them see a copy.

    Keep the original, but I'd keep schtum about it to other buyers if they do pull out.

    If their mortgage lender's surveyor has requested a report, they will have to produce one for him to "sign-off" the valuation.

    If you don't give it to them, they will have to get one themselves, or be unable to proceed.

    Paying for an independent surveyor's report was a good idea as you can be sure no work is needed. This is a legitimate cost of selling and I would pat yourself on the back that they are now unable to stitch you up with a contractor's report which says a full damp-course and timber treatment is required. Give them the report if only to avoid this.
