    Yes, I have asked them but they want me to come up with some options so we can agree a way forward! That is why I came on here to get the benefit of the wisdom of people who are a lot more experienced than me. The 2 options you suggest seem to be the only viable ones anyway.

    OP, I don't think you have been blasted unfairly. Some posters have pointed out some potential pitfalls that you may not have considered if you take the route you suggest.

    Viewings will be inconvenient for your Tenants, and I can see that you wish to compensate them for this. If you make requirements regarding the how the property is presented, then the compenation should reflect this.

    On balance I think you will get more interest, and therefore the likelyhood of a better price increases, if the property does not have tenants when you market it. This will in all likelyhood easily outweigh the lost rent.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Thanks BetterDays, I appreciate your comments, and all the other constructive ones. What is unfair about some people's comments is the immediate assumption that all LLs are trying to screw over their tenants, when that is not the intention. All I was asking was for advice on how best to keep the tenants happy in this process; not how to evict them or rip them off. Your contribution was helpful though, so thanks for that.:)

    If we are not home for a viewing, the EA picks up the keys from the LA office and they let themselves in. Obviously they have to give us enough prior notice of this happening or else the viewing might be conducted with clothes and wet towels scattered everywhere:o because we did not have enough time to tidy.

    In fact I prefer these viewings as I don't have to awkwardly hang around, probably putting off the viewers too.
