You do realise that you are not even allowed in the house unless your tenant grants consent?
What you plan could be considered harassment if you start telling them to tidy up and not to speak to potential purchasers.
I'm actually on very good terms with the tenants, and have always treated them very well. I am not being a horrible LL, I have no intention of issuing orders to them, I just wanted to sweeten the pill that they may have to put up with some inconvenience. If they don't want any viewings, I will simply serve the S21 and ask them to move out sooner than they might wish, so that I can market MY property.0 -

Honest I don't!!! I'm not trying to hang on to the rental income, I'm trying to be nice to the tenants so that everyone is happy. Yes, it is their home but it is MY property to do with as I wish. I have also told them they don't need to give me a month's notice to leave when they find a place. I originally posted to ask how much rent rebate I should offer. Please don't make me out to be some greedy LL because I've experienced plenty of those in my time as a tenant, and I know I'm not!!0 -

But issuing a S21 doesn't guarantee that you will get possession of the property when you want it. If your tenants decide to be awkward (or can't find a suitable property to move into) it could take months for you to gain possession through the courts. Have a browse through some of the threads here of the problems LL's have had evicting tenants.
I take it you have protected the deposit within the correct timeframe and issued the prescribed information?It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

If I may just defend bannamilk a tad...
I'm a tenant and my LL is selling because she found out from an EA that we are buying our first property and will be moving out in the forseeable (house gods willing).
I was a bit worried at first (and a bit annoyed that our EA told her) but thus far everything has been very well organised. We have a viewing on Sunday which we were asked about last week. No problem and we'll be making sure to present our LLs property in the best light. It's called being a decent person and a good tenant. We're not asking for any rent reductions either.
I'm a firm believer in karma, and it's my own fault if that comes back to bite me on the !!!!! If you're respectful to your LL, they should be respectful to you.
(I'll probably be back here in a months time effing and blinding about how awful it's all been but I hope not!)0 -
I will also defend OP on this one. Our landlord is also selling our flat. They sent us a letter asking us if we were interested in buying it. We were not interested to buy but we agreed with them to stay here until they receive an offer then they would serve us the S21. I don't see the problem with them being honest about drawing rent while the flat is being marketed.
But then we also worked out that our flat was overpriced compared to others in the complex so we knew we would get another 6 months out of it while we saved for our deposit. They tried to sell it before they rented it to us.0 -
And we do tidy th flat before viewings - only if they give us enough notice mind.0

Talk to your tenants and come up with an agreement; after all, they could refuse all entry.
Perhaps try and agree to 2 viewing days, giving them 24 hours notice, they tidy up, and you leave them £20 for their hassle...Should've = Should HAVE (not 'of')

I believe you when you say you're not trying to be a bad LL.
I also believe you when you say you've experienced the other side of being a T.
But the things you've posted on here are contradictory.
Yes, it's YOUR property. But until the Ts have left - either through their own notice or after you've served a s.21 / evicted if necessary thereafter - it is THEIR home and this trumps most of your rights. Their right to quiet enjoyment, in particular.
You say you don't want to tell them what to do. But you've already said you want to conduct viewings so you can keep tabs on how they're keeping the house (which implies that you will tell them if you think it's too untidy) and ensure they don't say anything to the viewers which you won't like.
That's why you've got some people's backs up. The inconsistencies are making you come across as a LL who ultimately cares more about their own house than the Ts' rights. Even if this isn't how you are, it's how you can be perceived.
Out of interest, have you definitely protected the deposit and did you provide the Ts with the prescribed information within 30 days? That will put the kybosh on any plans to issue a s.21 anyway.0 -
have you considered a conversation with your tenants, you could actually ask them if they would like to stay and for a reduction in rent allow viewings or if they would rather be left in peace and have two months to look for another property.
Why does it seem to me that the art of actually talking with people seems to be dying, so many of the problems here could be solved if people jested talked!!!0
