Homebuyers Report

Hi

We have received our Homebuyers Report today and have been bracing ourselves for the worst from what we have read/heard from others.

We we pleasantly surprised with the report and on the whole looks very positive but just wanted to check what other thought.

We got the following 3s:

Electrics
The property is connected to the mains electricity supply. The meter and 3 distribution board which has miniature circuit breakers and residual current device protection is located in the meter cupboard in the entrance hall.
Condition Rating 3 - In view of Part P Building Regulations and IEE Guidelines it is now recommended that an electrical safety check is undertaken on any change of occupation of residential property. This is in particular to guard against any DIY or non-professional alterations or additions which might have been undertaken after the last rewiring or electrical safety check.

Drainage:
The property is connected to the mains sewer. There are three inspection
chambers located within the rear yard. The one closest to the original building section has a galvanised steel inspection cover and evidences a build-up of deposits on the channel walls and the drain was backing up slightly here. The central inspection chamber has a rusting steel cover which had corroded to the frame ad could not therefore be lifted.
The inspection chamber to the rear has a galvanised steel inspection cover and the chamber was found to be dry and the drains clear and free flowing.
Condition Rating 3 - Further Investigation: The drains need to be jet washed and checked by a drainage contractor to make a binding commitment to purchase the property. It is considered likely that the deposits on the side of the drainage channel within the first chamber are caused by food stuffs being washed down the drain and perhaps the outlet to a washing machine too and are unlikely to be indicative of a serious problem but nonetheless this should be checked prior to
purchase.

We also got a few 2s that we and not concerned about such as door not having self closers

We got a 1 for:

Walls
Partition walls are mainly of solid masonry design but also include sections of stud-work partitioning (plaster over a timber sub-frame). There is a very small section of the rear wall to the sitting room area which gave high moisture meter readings when tested with the aid of a damp meter; it was unclear as to whether this results from rising dampness or condensation. The extent of the affected area is very limited but you may nonetheless wish to consider commisioning a specialist timber and damp report by a specialist contractor to advise further in this regard. Such reports are normally undertaken at no cost or a nominal charge and can frequently be arranged via the selling agents.
Condition Rating 1.

Could anybody give an opinion on how this looks that would be great

    If this was a stud wall, why was the surveyor using a meter designed for detecting damp in wood? The stud wall may have been constructed ofa material that (unlike wood) conducts electricity. In which case it would show a 'reading'.

    Good old surveyors. To paraphrase your report:

    "I couldn't see anything wrong"
    "But then again"
    "I'm no expert"
    "So you should get an expert to examine all the things that I don't know about"
    "Which is everything"

    So is it normal to get a couple of 3s on the report. Seems like it is certain that you get one for electrics now then?
    From what you have written, there is absolutely nothing wrong with the electics that the surveyor has found. Or even suspected.

    All he has done is describe where they are (from the mains outside to a meter cupboard), and quote some regulations, with no reference to the property at all.

    * I buy a 2nd hand car.
    * Pay for an AA mechanic to inspect.
    * He tells me the lights are attached to the front of the car.
    * He tells me it is the law that all cars have lights.

    Do they work? Are they reliable? Do they comply with the law? No comment!

    Hmmm - better take the car to a garage and get the lights checked!
  • What about the other points raised then? With the drains who would be responsible for getting them jet washed before completion? is that a cost us or the vendor would normally be expected to pick up?

    Honestly that is the best surveyor's report you will find. They're not electricians so always put that in, you may or may not want to get the electrics checked/brought up to current regs, but it's up to you.

    But yeah, the report is nothing to be worried out.

    Our had a 3 for electrics too, it's normal enough.

    We also had a 3 for gas: "Mains gas is available.... You should request a report from a registered Gas engineer with regard to all gas systems and appliances... [The boiler] should be serviced on an annual basis and documentary evidence obtained in support of this." - not exactly a show stopper ;)
