I must admit I assumed this was another "my neighbours hedge..." issue, in which case I'm sure you realise my comment is pretty valid, it still may well be as the OP hasn't clarified who owns the "nearby hedge".

Why should the vendor spoil his no claims record with his insurers rather than negotiate the price? Is there, indeed, a problem anyway? Hopefully not but I won't know for sure until I have the CCTV survey results. I just got a digital copy of the photo of inside the chamber - maybe it doesn't look as bad as I feared but again I'll only really be able to make a call when we get the CCTV survey.... Is there, indeed, a problem anyway? I'm yet to be convinced.

They are from the ivy not the hedge. Bl......dy things get in anywhere. remove ivy and problem will disappear. Flow is away from hedge anyway. Do all those outlets come from your prospective property or are some from next door?
Based on that evidence I wouldn't bother with the CCTV survey now either tbh.

Yes I believe the outlets are from "my" property, apparently there are 3 branches- 1 from SVP, 1 from downstairs cloakroom and 1 from the gully at the side of the house.0 -
Can't tell if there is flow from underneath the hedge - ie from next door. Too many roots LoL. In which case it will be the water/sewerage company's problem as you have a lateral drain on your hands which is their responsibility.

That drain looks OK to me , seems to be flowing well with no signs of having backed up from blockages and internal render is in sound condition. Just strip the Ivy away from around and about the cover and don't worry (IMHO)You scullion! You rampallian! You fustilarian! I’ll tickle your catastrophe (Henry IV part 2)0
