I'm on unsteady ground here, BUT, I have been in a similar situation regarding ins, they will say the neighbours ins covers their property, your, or rather your potential property, should be insured in it's own right, not rely on the neighbours ins.
Eh? whats the neighbour got to do with it. OPs on about the vendors insurance.

Not been taking your carrot juice again naughty boy? :D

    Cheers

I must admit I assumed this was another "my neighbours hedge..." issue, in which case I'm sure you realise my comment is pretty valid, it still may well be as the OP hasn't clarified who owns the "nearby hedge".

And yes, you have it right I'm not the messiah, I am a very naughty boy.......

    :D:D
I like the thanks button, but ,please, an I agree button.

Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)

Fair enought but IMO insurance is a tad irrelevant anyway.

Agreed but the OP put up the suggestion that the sellers ins may pay?? so worth the comments but still maybe a total red herring, looking to claim off insurance for a purchase you knew to be "faulty" just isn't going to work.;);)

Oh c'mon Cy you know as well as I do thats this is borne more of hope than expectation on behalf of OP. Why should the vendor spoil his no claims record with his insurers rather than negotiate the price? Is there, indeed, a problem anyway? I'm yet to be convinced.

First its a positively daft idea and second its just not done that way. I'll bet a pound to a piece of the proverbrial that vendor hasn't even been consulted on this idea.

    Cheers

Absolutely lots of hope and maybe some desperation too :)

Hopefully not but I won't know for sure until I have the CCTV survey results. I just got a digital copy of the photo of inside the chamber - maybe it doesn't look as bad as I feared but again I'll only really be able to make a call when we get the CCTV survey.

So where shall I send these pounds? ;)

They are from the ivy not the hedge. Bl......dy things get in anywhere. remove ivy and problem will disappear. Flow is away from hedge anyway. Do all those outlets come from your prospective property or are some from next door?

Based on that evidence I wouldn't bother with the CCTV survey now either tbh.

That'd be a great result if it means me just getting rid of the ivy!

Thank you for your time on this, you might have already guessed this is the first time I've ever seen inside a drain!

Yes I believe the outlets are from "my" property, apparently there are 3 branches- 1 from SVP, 1 from downstairs cloakroom and 1 from the gully at the side of the house.

Can't tell if there is flow from underneath the hedge - ie from next door. Too many roots LoL. In which case it will be the water/sewerage company's problem as you have a lateral drain on your hands which is their responsibility.

That drain looks OK to me , seems to be flowing well with no signs of having backed up from blockages and internal render is in sound condition. Just strip the Ivy away from around and about the cover and don't worry (IMHO)
