Hopefully a quick one for you all :-)
Can a "Lodger Agreement" have a clause in it saying that after 1 year the rent may increase? if not, how would one go about increasing the rent after a year, or two (or three).
Most lodger agreements ive seen online dont mention anything about price increases.

lodgers have very little rights. you don't even need an agreement
you talk to them and let them know that in a month or in 2 months their rent will increase and are they happy with it or do they wish to move out0 -
Lodgers have no real rights just put the rent up and be done with it0

As others have said, you can change the rent whenever you want. If the lodger is not happy with the proposed new rent, either you can negotiate and reach a compromise, or the lodger can move out (or you can tell them to leave - lodgers have few rights unlike tenants).
However, it is only fair and reasonable to give the lodger some notice of your intended rent increase so that they have time to consider, and look around for somewhere else if they feel it is too much for them.
i would suggest a conversation, followed by a written confirmation that the new rent will commence in a months time.
Since you are sharing a home with a lodger, as with all aspects of the relationship, it is important to keep things amicable. You don't really want to share your home with someone who resents the rent you are imposing, or feels annoyed by the way you treat them....0 -
Yes you can put it in a lodger agreement if you want to be nice and upfront about it. Lodgers dont really have any rights as you said so you can kick them out whenever you feel like to be honest.Faith, hope, charity, these three; but the greatest of these is charity.0

Ok thanks. I guess i was just wanting to be upfront and have it on the paperwork. Big chance I wouldnt up it after a year if they are a stirling lodger, but at least to let it be known.
Someone has just moved into my spare room, and being very similar I doubt we will have a distant relationship so talking in the future would be no problem, i just like to have things upfront.

The bills should also be discussed and agreed upon. How are they to be split? Are you taking meter readings at the beginning of the tenancy and charging 50% of the usage and 50% of the daily standing charge or is either the usage and/or standing charges included in the rent.
I'd personally include the standing charges in the rent provide opening meter readings on the agreement and then detail the unit rate of a cubic metre of water, a kWh of electricity and a kWh of gas and ask for an estimated payment in advance and balance it at the end of each month. Makes it fairer for lodgers who use the heating more in winter and they'd pay less in summer.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

TBH, I'm trying to make it as simple as possible for me and having it all inclusive. I've verbally said that if he starts having the heating on full blast and the windows open whilst doing 14 loads of washing a week, we might have to discuss it at a later date, which he totally agreed with.
and the agreement i have printed up is a bit more indepth than the paragraph above :-)
