    What a fuss. My reply was in the context of being labelled, out of the blue as having "cognitive dissonance". Always amuses me how people can look past the first throw of the stick. (This whole thread is as a result of the guardian thread. Hamish doe's like to start new threads to prove a point in an argument elsewhere).

    It's one thing constructing posts, it's another to try and suggest others won't undergo risk and implying they have a mental issue, when you won't yourself.

    I thought Hamish was a BTL king from his posts and house prices rising posts, i would be shocked if he does not even have one , would you not?

    I can't recall Hamish ever aluding to him being a LL.
    I believe he has two properties, but does not lease any out.

    I understand to Hamish puts accross his reasons for why he thinks house prices are likely to rise. This does not infer that you have a desire to invest in that type of investment.

    You should also realise that BTL only benefits from capital appreciation at the point of sale (other than potential better LTV rates), when the LL gets out of the investment for that property.
    BTL therefore is not about capital appreciation adn about Rental Yield

    As stated, it follows on from an argument we were having on another thread.

    Hamish likes to run from exiting threads and start new ones to prove some kind of point, giving up on the existing one. Not sure why. Happens frequently enough though. Often get bombarded with "evidence" on several new posts if he's feeling particularly outdone in an existing argument.

    For a "professional" but I am sure there are many amateurs out there who hope for a capital gain as part of the equation at some point.

    Well it's a biazzare question.

    Everyone who is now.

    Let's get this straight. YOU have a problem with this and therefore see lending as failing. Not everyone does. Some see this as responsible lending. A contraction in lending had to happen to get back to responsible levels.

    He just tried to muddle the issue.

    This thread isn't about BTL, it was never mentioned in the OP at all.

    Why would I need to have a BTL to celebrate the fact that rising asset prices are good for the economy, good for the majority of people, and good for society as a whole?

    For that matter, why would I need to have a BTL to note the inevitable results that a housing shortage and rising population will eventually have on prices?

    Or indeed to note that mortgage rationing is preventing more people form homeownership than high prices ever did?

    All of these things would be obvious to me whether I owned one property, ten properties, or no property at all.
