Rent arrears and very unhappy landlord

If I didn't pay my rent here for three months I would actually be expecting the landlord to come around and kick up a fuss. You become a month in arrears = You leave.
I don't feel sympathy towards this persons case, they even admit they are being selfish. They deserve everything they are getting. This is why it's so hard to get a trusting landlord because there are so many people around that are happy to live rent free and have a cry when their landlord isn't very understanding.0 -

I understand landlords should not become violent but at the same time, this tenant is just as bad in not paying their rent and then refusing to leave!0 -
a 'periodic tenancy' is still (probobly) an AST.Actually, thinking a bit further, we really need to know what your tenancy status is at the moment, are you in a AST, and if so when does it end, or are you in a periodic tenancy?
It's a periodic AST instead of a fixed term AST.

OP has a binding tenancy agreement to rent the property, and whilst I do not condone their getting into arrears, there is no option for them to just leave!
Do you know anything about tenancy law and letting property are are you just spouting rubbish off the top of your head? Yes, landlord has a right to be annoyed and a right to reclaim the arrears and evict the tenant, but to threaten and harrass them will only get the landlord a criminal record if they carry on with this attempt at illegal eviction.
There are legal and correct routes to get tenant out and arrears claimed, and this isn't it!
And before you accuse me of sticking up for the tenant here, so I must therefore be one, I am in fact a landlord ... and I do understand the rules and regs of letting, which you clearly don't!
OP, have you approached anyone to get benefits or any financial help available to you. You cannot be expected to survive on no income ... there is help out there, go to the council, benefit office etc and start rattling some cages to get some financial assistance. I am not a benefits expert, but there used to be "crisis loans" available for people in just your situation.0 -
I don't claim to know the rules and regs, it's about doing the decent thing and leaving- If you can't afford to live somewhere then you cannot stay there (And if you can't afford to pay rent then luxuries such as the internet should be the first to go.) The landlord isn't a charity. Who knows if it was the landlord that was chucking stones? If these people are happy to stay somewhere rent free and be 'selfish' who knows who else they may have upset?

Thank you everyone for your input. As mentioned previously, I am very aware of the stress this situation creates for the landlord. I take no joy from this and would much rather be able to pay my way.
We have a 12 month contract which expires mid May.
I did offer our unprotected deposit towards the rent arrears, but this was rejected. I made this offer as I know that he will have to give us it back anyway.
This would have reduced the arrears considerably and eased the pressure for him, but to no avail.
Some may say that we deserve all we get and perhaps we do. But surely we can't be expected to be frightened to leave the house? We are not criminals. We are good, decent people who have had a serious of misfortunate events and find ourselves in a desperate situation.0 -
It still doesn't excuse you from not paying a landlord who probably has bailiffs around his house because you won't pay your rent or leave. Whilst I would be annoyed its not really the OP' responsibility for the landlord to pay the mortgage.
Its a business and the Landlord should have treated it as one and been quicker in the process and should accept that there is a risk of non payment from a tenantDon't trust a forum for advice. Get proper paid advice. Any advice given should always be checked0 -

As for the internet, OP is paying good money to see your rants, Don't knock it.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -
Does anyone have any thoughts on our best course of action? We can't leave in two weeks (as per his threats)
I need to let him know that there is a process that needs to be followed. I really don't think they have the faintest idea what being a landlord entails and the procedure/laws they need to adhere to.
I say this because our deposit wasn't protected, no safety certificate was supplied and he believes that he can just put us out on the street.
Any advice on getting this through to him would be appreciated.0
