DIY TR1 simple case

Hi,
My mother died a few years ago leaving the house to me and my brother,
(only our 2 names are on the deeds)
I have paid my brother his half share of the house in cash,
which means there is no mortgage, and I do not need to do any searches eg Local Authority etc, as the house has been in our family for 40 years.
Would you recommend a "Do It Yourself" Land Registry TR1 form
or, would you have any idea what the solicitors would cost for a "fixed fee",
for this simplest of transfers
Many Thanks
Dave

I have recently completed at TR1 and other forms to add my DH to my property and I found the following very useful http://myhusbandisalawyer.com/#/what-to-do-to-give-house-away/4544739474along with another MSN poster called Richard Webster.
My solicitor wanted to charge £300 + VAT for completing a TR1, AP1 and 2 x ID1 - it cost us £40 and an appointment at the local Land Registry 15 miles away
If you use the link above, you will find examples of the forms you need to use.0 -
Good on ya, jmt :T
I have been here
ww w.landregistry.gov.uk/public/faqs/how-do-i-transfer-my-registered-landproperty
and have printed the forms off , ...ready to rumble

Whose 2 names?
If it is your mothers and yours you may not even need a TR1 because unless you held as tenants in common (i.e. there is a restriction on disposition by the survivor of 2 or more proprietors) then all you need to do is send in the death certificate and the LR will remove your mother's name.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Hi Richard,
and many thanks for he advice and pointers.
It is my brother and myself, who are on the deeds as Tenants in Common ,
(a RX3 form will make an appearancedue to this restriction in the proprietorship register.
I am feeling quite confident now, and I'm working my way through the various forms TR1, AP1, ID1 and RX3
It is very interesting to see the process and the help available via the online guides.
Speaking to the Land Registry, has been very helpful too.
The solicitor wanted £384.... lets see how much it'll cost DIY.
Cheers
