Can I legally do that though? I have to make the house available for "reasonable bookings". Although I know that as a tenant I have a right to "quiet enjoyment", that doesn't mean "refuse all bookings". I don't want to go down that line and find that in fact they have a case.
YES, you CAN refuse ALL bookings. People have been explaining that to you since the OP.

If the LA say that you can't, don't believe them.

Who says you have to make the house available for reasonable bookings? Your contract? well statute law trumps contract law all the time, so the contract is void.

Or you could allow bookings but make sure that the place is a tip and raise with the agent all manner of problems that have occured and not been fixed. And point out that you have not had an apology for the last two times they turned up without booking and tell them how gald you are to be moving out?

I think your idea of leaving the keys in the lock is a good one - no need for further discussion then, they either make an appointment at a time to suit you, or they don't get in.

Mind you, this does not stop them turning up at the weekend when they know you will be there. I guess you just say "I am not aware of an appointment, so NO"!

I take it that they don't have a back door key?

You don't have to let them in though if they turn up.....

    Hello,

AMAZINGLY, they turned up on Saturday without telling us again! I let them in after making them wait 10 minutes, and then tore a strip off the lady, who apologised and said it "isn't normal" for this to happen.

We are going to put our keys in the lock from the inside (and go out through the back door) so that they can't do this again.

I'm lost for words. When I threaten to withhold access to the house, they continue to say that I need to allow "reasonable" bookings. I reply that they also need to be reasonable, and ACTUALLY BOOK them.
    I despair!

You came here asking what your rights are and what you can do.

    You've been told.... repeatedly.

And yet you let them in?

Why are people here wasting their time advising you if you are going to ignore their advice and then complain about the outcome????

Why did you let them in? Have you not bothered to change the barrel of the lock as previously advised?

Yes it does mean exactly that, you have already withdrawn consent for any viewings in writing. No clauses in your AST trump the legislation, your right to quiet enjoyment is absolute (save emergencies and safety issues).

I am wondering WHO this property agent is. They sound well-dodgy!!! We are going to be leaving our property in about 4 or 5 months, and the agent said 'if it's alright with you, we will let people view for the last 2 weeks you're there...but only if it's OK.' (which of course it is.) I can't imagine any bona fide agent behaving like this. and he saw a CAT!! Oh no, what a monster the tenant is, having a CAT!

Also, I gather by the 2-month to leave thing, it is the landlord who has asked you leave OP?
