Solicitor Fees - Can anyone help?

We are first time buyers and the solicitor fees are being covered by our mortgage provider.

The mortgage advisor gave us an idea of the costs we need to pay on top of the base cost that they are covering. She said some were recommended. What I would like to know is what we need to do from the list and what the recommended ones actually are/what they mean.

Land transaction cost - £75
File storage/Scanning - £20
TT Fee - £35

These are fixed fees not including VAT so does that mean we have to do them?

The following are -

Land registry fee - £190
Land registry search - £7
Bankrupt search - £2
Search guard (What is this?!) - £249.17 + VAT

As well as these are there any others that are likely to be added on?

We are just trying to get a total cost of how much we will need for everything. Also when would we normally have to pay the above costs?

    You'll need to be guided by your solicitor.

    Some are compulsory (eg TT of funds).

    Some optional (eg do you want the solicitor to store your documents?)

    Some depend on the property, location etc (eg a mining search)

    Never heard of search guard - might be some kind of insurance against missed or erroneous searches....?
