    Beg to differ on that. I would look it the other way round - that the offer was still there unless I was told it wasnt.
    You have the house, the OP has the money.

    You take the house off the table by saying "I expect to get full asking price". OP takes the money off the table by saying he is not budging.

    When you come back, having changed your mind, what right have you to dictate whether OP's money is still on the table? It is OP's money and therefore OP's call as to whether it is still on the table. It is your house and therefore your call as to whether the house is on the table.

    You cannot expect to control whether both the house and the money are on the table.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    I think the thread has gone way out of hand.

    thanks to house price laws in England all parties are free to do as they wish up to exchange.
    As for morals, this is a house purchase, there are often no morals shown by any of the key players in a purchase/sale.

    They didn't. It's the vendor who went back to the OP. The OP being the FTB.
    The highest amount they had stated to date would be what their offer to me was and, if I had rejected it, then that would be "game over" for them as possible buyers of my place. The thought wouldnt even have crossed my mind that they would still be interested in my place and I would regard them as being a bit cheeky/having a gazundering tendency if they then reappeared with a lower offer.

    Exactly it certainly read like "game over" to me. Surely that counts for both sides, so the FTB is also entitled to think "game over" and go off just as the OP did. In the OPs case it's the vendor who comes back later so by your reasoning fair enough for the OP to think that a bit cheeky? It was "game over" so no reason for the FTB to think the vendor would come back. No reason the offer should stand. The vendor by going back shows a weakened hand. Fair enough for the FTB to ask if the vendor is playing games.

    I am at a loss as to why the OP has been slated in this thread. I can only guess that a few people misread the OP and set the thread charging off on a wrong track. It happens round these parts. The OP will eventually be spending a lot of very real money, I hope he takes it carefully and isn't bullied or rushed into making a wrong decision. It seems to me he is doing fine so far.
