After a month of marketing I've finally had an acceptable offer of £260k on my modest little terraced :T:

Slightly disapppointed, as I was hoping for £265k, but given the current market I can't complain too much. I had to reject a bucketful of £250k offers. The offer will become formal once the agent has verified the buyer's mortgage details.
The buyer's own prospective buyer is paying cash, so this means a short chain - good news. But now the 'heat' is on me to find somewhere very quickly, so my boss won't see much of me next week.......

Yes - I was certainly flamed well and proper.
At the end of the day it's a zero sum game - a higher price than predicted for a sale means another house selling for maybe a little higher than it otherwise would have done. It does prove that you can sell your house for a little above the stamp duty threshold - if the buyer wants it badly enough.0 -
What a lovely house! Is it as big as it looks?
We put ours p for sale wth house network last year, and their lovely photos made it look palatial! Unfortunately, everyone who came to view was disappointed that the house was a lot smaller than it looked in the pics!
Good luck with your sale and well done for getting your asking price! I must say i'm surpised you didn't put it on for higher.

The house is not palatial but we have looked after it well. It's not very big - 986 sq ft - but the ceilings are high.
I've got to give credit to the House Network - they do take great pictures - and pictures matter to get people in for viewings. I think £265k would have been the right price but £260k is OK in the current market.0 -
