which is more valuable: study/cot room or ensuite

    With the number of times my wife goes to the loo in the night it would have to be the ensuite

    If the bathroom is off the downstatirs hallway, Id be ok with it. I wouldnt go(unless I intend to get it moved) a place if getting to the bathroom meant walking through the living room or kitchen.

    That said, creating an ensuite means you end up with 2 bathrooms which is overkill in a 2-bed property (as the other room's occupant will need a bathroom to use).

  • If you were planning to use the extra room as a cot room in the future then I would think an upstairs toilet would be invaluable. I cant think if anything worse than only having a downstairs toilet if heavily pregnant, running up and downstairs all night!

    However i cant see that you are gaining anything by putting in an ensuite though, as its not off the master bedroom, you still have to traipse across the landing to get to it

    If wanting to remodel a terrace house, most people get rid of the downstairs bathroom and have a bigger kitchen. Put the bathroom upstairs in the box room, and decrease the size of the second bedroom to make a corridor to the new bathroom (quite often involves having to turn stairs other way round)

    Two bathrooms in a two bed house, is overkill unless you plan on renting out the other bedroom

    thanks for all your opinions... Although we'd be living in the property for a while, we'd be looking to sell it as soon as we'd done the renovations, so I was really trying to think about what would be best for selling it. I think given the amount of work in involved in changing the staircase around to get the bathroom upstairs (which I think really most potential buyers would want), I may be as well to keep on property hunting for something not so complicated.

    Ensuite! I have to pop to loo 3 times a night, couldn't consider going up and downstairs to a cold bathroom! Brrrrr

    My brother lived in a terrace where a corridor had been created, making it a 2 bed with upstairs loo, which is probably more sellable, as the person with the ensuite might not want the kids int he other bedroom waking them up needing the loo. Just an idea!
