which is more valuable: study/cot room or ensuite

Hi everyone,
I'm looking at a property at the minute that is a 2 bed terraced, with a downstairs bathroom & 'study/cot room' off the 2nd bedroom. My question is which do you think is a better selling point/more valuable; a study/cot room or an ensuite bathroom?
In an ideal world the bathroom would be moved upstairs and the downstairs bathroom would become a utility, but that would involve moving the staircase so not going to go there..

Ensuite.
It's much cheaper to convert an unwanted ensuite into a basic room than vice versa.
Plus a downstairs bathroom is a real pain.
Of course, if you are actually selling, no point installing one as you will on recoup the costs at the most, and probably not even that.0 -
I think the general market would prefer an en suite...it seems to be on alot of people's wish lists and many people think it is essential to have an upstairs toilet.
On a personal level - I hate en-suites...who wants to wake up to the sound of DH peeing at 3am?! Great for a guest room or teenager but it just doesn't appeal to me at all...much better the cot room that serves as a walk in dressing room before and after the baby needs it!!0 -
Very much down to personal preference and what type of buyers the area attracts. Families with very young kids might initially like the idea of a cot room off a bedroom, but that is likely to switch very quickly to wanting a degree of separation between themselves and any nippers !
Dpwnstairs bathroom will put some family buyers off but not faze others at all. Personally I see an ensuite off a bedroom as the perfect use for such a room (as I wouldn't value it as a bedroom), and if it provides a loo upstairs then that is a big plus.
But horses for courses in all honesty, you'll get others thinking the total opposite ....0 -

On a 2 bed terraced house, I wouldn't consider converting the 2nd bedroom to an ensuite as it would limit the market.0

For my personal preference, I'd prefer a study. But after having to go downstairs to wee in the night, I probably wouldn't feel the same after moving in!0

With the number of times my wife goes to the loo in the night it would have to be the ensuite0
