We buy any home - any decent companies?

Hello All

I will try to make this as simple as possible. We are thinking about going to one of the above type of companies to sell my husband's mother's home. She passed away almost 18 months ago and since then we have been trying to get a morgage to pay off her small mortgage and buy out my husband's brother and sister as part of their inheritance. We have just found out that even though we have had a mortgage offer because of the lending criteria we cannot legally manage to buy the house due to the 25% deposit required as this is more than our share of the inheritance.

Given the length of time involved in this we are absolutely sick and fed up of having this hanging over our heads and were considering approaching one of these companies. I have read some threads and I understand they will rip us off but just feel we all need to move on from this and feel this would be a quick method of doing this.

The houose is sound but cosmetically the kitchen really needs updating and the bathroom was fitted out for a disabled person and has no bath but insetad a double width shower so there is a bit of work required to get it up to scratch.

Does anyone have any recommendations for a company of this sort? I have looked at a couple but only received online valuations. The house has had several recent valuations because of the mortgage and was valued at £70000. We have had an offer of approximately £57000 for the house from the we buy any home guys. If his was the figure we were given it would be acceptable as an identical house recently sold near my mother-in-laws for £55000 so we are reluctant to let this drag on any longer and perhaps only receive a similar amount.

I know these companies do rip you off but I am hoping someone may have some sort of recommendation of a half decent one.

The house is in Scotland in case that has a bearing.

  • Can you not market the house at a low price for quick sale? If you price it low enough, it will sell quickly - and being in Scotland means that the buyer is committed much earlier in the process. Or you could go to auction.

    Quick buy companies make their money by buying at below market value. If identical houses sell for £55k on the open market then (unless you find a quick buy company staffed by idiots) they won't pay £57k for the house - this will be losing them money, so a daft approach to business.

    Do you have a solicitor yet? If so, maybe ask them about your options. One thing to watch out for: if you do ask quick buy companies to look at the house, do not hand over any money to them. Some people have been ripped off by companies charging 'valuation fees' etc. with a promise of buying for a good price and then doing a runner once they have the money.
  • Get a local EA to sell by "tender" on a fixed date.

    Take the best offer. It is bound to be better than an approach from a random "investor" who thinks that there is no competition

    Or are there property auctions in Scotland as there are in England? Here, 80-90% of lots traditionally sell at auction, and from my recent observation, on or over the auctioneeer's guide price which is often only a bit below open market value- especially for a house like yours which doesn't have major problems, but is just a 'do-er upper' which some people prefer.
