Busy yes, but I am now officially retired.
I will not be resting on my laurels though, I am about to launch another company. Not as an EA though.
My next venture will be far more financially rewarding;).

The reason the portals only accept ads from EAs is that the EAs are expected to abide by all this, essentially so that the portal won't get sued by irate buyers who find that the properties they bought don't match the description on the portal.
Now that simply isn't true.
A year ago I made this detailed post about the legislation in question, clearly showing that Rightmove are NOT liable for misdescriptions as they are only an advertising service.
Rightmove use that myth as a smokescreen, knowing full well they could never be sued for a misdescription (just as Ebay can't be sued for a dodgy car advert).
The real reason they won't take adverts directly from private sellers (as Lit Up says), is because their raison d'être is to protect the EA industry.
Googler, I don't know if you've genuinely forgotten that post I made last year, or if you are just hoping that nobody else remembers it, but you should stop peddling this myth about Rightmove and property misdescriptions. Please consider the myth exploded.0 -

We're going round in circles, aren't we. Like a property that you market but never sell. We've already established that you accept no liability for misdescriptions, so, uh, what do you do again? Nowt.0 -

I sold with Housenetwork last year and they were great for everything, I was top of a chain of 3 and they told me even when the bottom link had exchanged which was a long time before we all moved.
I later bought a house thru a high street EA who were unable to give me the room sizes after I asked 3 times and waited 5 months so I went and knocked on the door of the house and cut out the useless EA who never provided me with sight of an epc to this day. it was not on their website either.
