magnolia or off-white walls?

  • I'd go with the cheapest option...on a personal note I'm really not a fan of plain magnolia/white walls (years of renting will do that...!) but as a FTB I couldn't care less - I'm going to paint over it anyway! So get a nice neutral shade (cheapest is prob white) and paint all over so that all looks neat and fresh but don't worry past that stage. Worst thing for me is when I go into smokers' houses and the gloss and ceilings are yellowed - yuk!! (I don't understand why people can't just smoke outside while they try to sell).

    (to be honest I quite like viewing houses with marked walls/bad wallpaper/ugly kitchens etc - it all translates to £££'s off! Though I draw the line at carpet in the bathroom...)

    True. But if ever there has been a plasterwork repair or if the wall took scrape marks while stripping paper, anything less than matt is to be avoided.

  • The place I currently rent is painted stark white, shiny in some places, matt in others ! Oh and thats in every room !

    Shows every mark, groove, smudge, you name it, it shows !

    Its a feature-less, cold, clinical and sterile colour so warm tones, magnolias all the way :D
  • I'm not a fan of magnolia or white personally, but in the OP's position would go for a warm pale neutral tone. We always choose matt finishes - usually F&B, Craig & Rose or similar - but we've only ever lived in period houses and these have suited the space best. Not sure that giving a lick of paint will increase the value, but it should (if done well!) make a tired house potentially more saleable.

    In my experience (as others have said) buyers will want to come in and change colour-schemes regardless of what they are - when selling one house our EA advised to repaint a bathroom (Laura Ashley 'Raspberry', if memory serves me correctly ;)) in a neutral shade to encourage a sale. We did as advised - including the matching roll top bath underside - and did indeed find a buyer shortly afterwards. Instead of falling in love with the freshly painted room they informed us that they'd have preferred it the original colour and were going to repaint it after completion :o

    It seems to me that you have a heavy emotional attachment to the house, so much so that you are trying to decide how the future owners would want to continue your legacy.

    If you are going to sell, you should be completely 'cold' about the choice and do whatever is cheapest that attracts a buyer (ie makes it look tidy).

    Buyers will have their own opinions, no matter what you decide.
  • We have latte, or something like that. It is basically a fraction darker than magnolia. Very neutral and light but makes the marks hard to spot.

    Are you getting OP confused with some of the other responses in this thread? All I can see from OP on the reasons to paint are because the current walls are scuffed and that they "want the property to be freshly painted so the buyer sees the house as move in and do nothing and hopefully get a higher price for it" - doesn't seem overly emotional about it to me!

    hi. yes i do want to sell! badly! i have no 'heavy emotional attachment' to this house. we have only been here 1 and half years. when we first bought the house it was a state, we have put new kitchen, new bathroom, new downstairs loo, wood flooring and carpet throughout, redecorated every inch!!

    i just wanted an opinion as to what people prefer, magnolia or off-white!!
