Leaving a Rental and Required Cleaning

We really need some advice, I've asked before, but haven't really got a definitive answer.

We're due to move out on 1st March, we originally had a dog in the house. We were aware we'd have to have the carpets professional cleaned and then have a pesticide put down. However, we've had the move out pack from the letting agents, with the following;

'When a property has been professionally cleaned with a professional cleaning company at move in you will be expected to have a professional company clean it at move out.'

The inventory states that the house was professional cleaned, yet lists a few items like windows and blinds as being dirty?! Contradiction...

Also, on the AST there is a clause under pets "the tenant agrees to have the property professionally cleaned with de-infestation cleaner at the end of tennancy should animal or bird be of a type that may have fleas, and provide the letting agent a receipted invoice as written proof"

In a nutshell, does this mean that we also need to get professional cleaners in to clean the house as well as the carpets (which we knew about anyway)

    have you got any quotes off any professional cleaning companies ? who have do the de- infestation of the property.
    You moved the dog into the property and he/she may or may not have had fleas, or any other problems so now you need to have the property cleaned.
    It will be cheaper if you pay the company and take LOTS OF PHOTOS afterwards
  • I'm not querying the carpet cleaning aspect as I'm fine with it (although she didn't have fleas) its the insistence that we get a professional cleaning company in to do a clean in the rest of the house.

    That's pretty standard. Check your rental agreement.

    The AST you've stated does not say carpet cleaning, but cleaning of the property.
  • I think i'm going to have to suck it up and pay out for the whole house to be cleaned professionally. Lesson learned i guess.

    Hasn't your mate Dave just started up his own cleaning business? I'm sure he could do it for you and write you out an appropriate receipt to show the LL? *nudge nudge* *wink wink* ;)
  • Since a cleaner can't clean your entire house with "de infestation" cleaner just the carpets, I suspect that you just need to get the carpets cleaned and show them this invoice.

    However it is probably best to check with the letting agents. I would remind them about the dirty items on the inventory.
  • We just had ours done. We had a cat so had to have it proffesionally carpet cleaned and treated for fleas. Dp runs a property maintenance co and i clean for various people so we did it between us. The lettings co was majorly impressed at the state we left it in. So its normally your carpets more than the actual house.

    You need to clean to the same standard as it was at the start. Throughout.

    You also need to clean "with de-infestation cleaner" throughout. The landlord understandably does not want his next tenants complaining of fleas a week after they move in. Fleas do not just live in carpets.....
