ISTM there's a big difference between an area being cheap because it is inconveniently placed for employment

and

because it's not safe to go out of your front dooor without taking your Uzi with you

Your right there, this area is very very safe and we have no worries on that front.

And I don't think you should be posting your intentions on an online forum. There are thousands of people viewing this website every day and someone will know someone who could be selling one of the houses you are mentioning and know your max price etc...

Thanks for the heads up, there is a small chance I get. However nobody, not even the EA's knows our max price. Nothing I have put on here isn't already known to the EA.

Thanks for your comment, after taking some time to think I decided that would be too low. Possible issue with this house is there is a grant of deed in place with the next door neighbour over the right off way for access to the garages at the rear. Its possible we wouldn't be able to do the small extension that we want to do, like what has been done a few doors up! A bit gutted about that as I really like the potential of the house and are in a realistic mood for this one in terms of price.
