So (sorry!!) again I suggest Earlswood as being a good compromise. When we were in the EAs on Saturday we were told that "snobby" [his words] Reigate residents looking to move up but unable to afford Reigate were stating that they wouldn't consider Redhill but did like Earlswood. That's how 'gentrification' begins I believe. I put it in inverted commas because Earlswood doesn't need gentrifying as such, it's already got lovely housing stock, a mainline station and excellent schools, so it will really just become more fashionable.

I know everywhere there are nicer parts than others and someone mentioned the Mill Lane area of Hurst Green is not the nicest, does anyone else have any experience of nice (affordable) places or anywhere less pleasant. I do realise that some parts of Oxted are expensive but hopefully we will be able to find something nice.
On further research Oxted is totally out of our price range...back looking for more houses within our budget.
How ahout a little further along the A25, places like Tatsfield or Westerham.

The main town/villages are nice, but I must admit I can't really comment in these exact areas. It might be worthwhile investigating though.MFW 2015 - #88 £3,345 / £3,500

Welcome to the Earlswood appreciation society! Lol only joking, actually Earlswood seems quite an ok area, however we have two cars and my son a large transit van so we really need a driveway and most the roads we've driven down have street parking. Please correct me if I'm wrong or suggest other roads, sorry sounds like I'm being too fussy but its such a big purchase we want to get it right .0

You're correct in that most property is Victorian so wasn't built with cars in mind although the same is true for the vicinity of other train stations in the area because that's how the areas developed. You can find houses with parking though, mine has one spot but quite a few properties have room for two. I can't remember but I think some of the places in my links will have had off-street parking.
Why not pop into say the dreaded Cubitt & West in Redhill (I'm joking, I object to their 'lifestyle' shots) and have a chat?0 -
I just checked and through chance all three properties had off-street parking, the first two also had garages which is rare and the last had parking for one. C&W told me it's now become a sellers market locally and that the better Earlswood properties are selling before they even make it on to the Internet which is why I suggested telling them your specifications.0

C&W are obviously lying about it being a seller's market. Thats what estate agents do.
Get property bee and see how many properties in earlswood have been hanging around since last year.
That said, I like Earlswood. You could do a lot worse.Mortgage debt - [STRIKE]£8,811.47 [/STRIKE] Paid off!0 -

I am capable of understanding that EAs are salespeople and bearing that in mind when speaking with them.
The conversation started when I pointed out several properties they were displaying as 'sold' that I hadn't seen on Rightmove. He said that's because they hadn't made it to the internet. In which case he was either telling the truth or guilty of criminal misrepresentation. Given that in my immediate vicinity i've noted the 'correctly' priced properties go from 'for sale' to 'sold stc' in a week or two, what he said fitted in with my own observations.
Properties with some sort of issue or where the vendors have unrealistic price expectations will always hang around.0 -

Really ?
Not in London and the South East.
Even the usually bleak ONS are saying that HPI in the area is picking up:

Thanks we're registered with Cubitt and West and a few of the other agents in the area, Redhill, Reigate, Merstham, Bletchingly. godstone, Caterham, Oxted, Westerham, Horley and Coulsdon so can't do much more than that at the moment, c and w told me that three bed houses are most in demand and that a lot of them don't even get on rightmove. I know we really are at the bottom end of the affordability scale in the area but still want to get a good sized house with parking if possible. We also want to try and buy before house prices increase too much which I guess they will if there are more buyers than houses.0
