Status of my house sale/purchase - who should I be chasing up..??

    For your sale the EA is your contact and the person who you should hassle to get things moving as they don't get paid until your house is completed on.

    The buyers will have a solicitor as the EA will not formalise their offer without one and the bank/BS will not let them carry out a survey without one.

    BTW Some buyers don't do searches until they have had their survey in case the survey throws up something horrid which would make them pull out or renegogiate.

    For your buying you will receive mortgage documents from the bank. The searches can take anything from 2-6 weeks and your solicitor will contact you in writing to tell you that they have been done. If the searches throw up anything you will be contacted by your solicitor by phone and in writing.

    Again if you have any serious problems such as your solicitor is really rude to you (which unfortunately does happen) you can always contact your vendors EA to do some chasing as that EA will not get paid until completion also.
    I'm not cynical I'm realistic :p

    My searches were all returned within 24 hours but the local search can vary hughly from 24 hours to 6 weeks depending on the area. They are supposed to return them within 10 days. If you have a local solicitor I'm sure he knows how long they take so I expect his estimate is correct.

    Is there a rush for this to complete? Just a thought that from your buyers point of view, they were probably informed there was no rush previous to you finding somewhere. Now you have found somewhere you seem to want to move fast, seems as if it might be worth finding out how fast your buyers want to progress?

    The process is always made simpler by everyone knowing the speed that everyone else wants to proceed at.

    The speed of the process will depend on how many of you are in the chain (it isn't clear from your post as to whether the property you are buying from has somewhere to go, is looking for somewhere or is the end of the chain).

    Basically, the point I am trying to get to is if everyone in the chain is in a position to proceed (ie sold and found somewhere to go), then the next thing I would find out is if anyone has any reasons for wanting to move fast or slow (as others have said the norm is to talk to the EA you are selling through, they then chase up and down the chain one notch, then the next EA does the same and so on).

    With regards to timing, it all depends on the length of the chain, the local authority (they all move at different speeds in sending back searches), the speed all of the solicitors move at, who is in a rush and who isn't, which mortgage company people are going to (some are very slow at sending in surveyors), etc.

    But, the key to it really is if you are in a rush, keep onto the EA for feedback on the sale and they will talk to your solicitor, the buyers solicitor and the neighbouring EAs in the chain.

    Just seen your last question, no you should not be contacting your sellers solicitors at all, it is not protocal, ask your EA to speak to them on your behalf.

    Sorry to hear your bad news.

    This happened to us about 8 weeks ago, our buyers pulled out as our survey was being carried out on the property we wanted. We had to tell the vendor's EA who although sympathetic advised the property would go back on the market, until we found another buyer. Our EA pulled out all the stops and found us a buyer within a week. Get your EA to ring previous viewers and those that had expressed an interest and also market it as a 'hot property. I would give your solicitor a quick ring and ask them to put things on hold until you find a new buyer.
