Yet another tenancy/ inspection question

Just e-mail the LA and say you require 24 hrs notice ,as per the agreement and you would wish to be present .
Therefore you suggest they e-mail the LL and tell him/her that access is denied.
Then bolt the front door and leave by the back,job done

People like to have a reason why something isn't possible.One thing is that we have a dog here ( LA agreed this was fine) and as we have had no contact from the LL, we presume the LA acts for them. Poor little jazzie our dog does get really distressed when people come here that are not us ( she doesnt destroy anything, she just weeps and shakes a lot) so I'll know if someones been in by her reaction when we get home. Havent got her to the "Skippy" level yet where she can speak but her behavour is obvious when shes stressed.
Just say they cannot do inspection because your dog is in the property.

Our letting agent seems to have decided that email is the best form of communication now as well despite the fact that we can never open the attachments

Ive given them the reason. I simply said "you know you have to give 24 hours notice by LAW"

if not the bolts should deter those pesky invaders LOL and keep our beloved pet content

Haha sounds like a classic. Love to see the LA's face when the LL cant get in after his long journey.
Still I'd leave some masking tape over door just to check that they dont get a locksmith or something?!
Guess I might feel sorry for the LL, but LAs seem to continually have one over on the tenants it'd be nice to see them squirm.0 -

excellent franklee, we'll leave by the back door tomorrow, and tape the front door they dont hve keys to the back door as we cahnged it ( with thier consent)
When taping make sure the tape is well stuck down so it tears rather than comes off one side, basically do a test. We found it needed a longish bit of tape, something like just under two inches so there's about an inch stuck down each side and we cut a slit so it only has to tear the last bit..theres actually a bolt on the back of the front door that theres no way they can open from the front!

Incidentally, if someone came into your home without consent in this situ- what would you do ?
Well last agent it wouldn't have happened. But the current agent was a bit lax. A workman was given the keys when he shouldn't have and did try to get in the front door. Luckily the chain was on so he didn't get further than unlocking the door. I tore the agent off a strip on the phone and followed it up with an email making clear it was a breach of the agreement that I took very seriously and if it happened again I'd take action. They were very apologetic. If it did happen again I'd report it to the police as harassment, report it to any bodies they are a member of like ARLA, and sue. It is a serious offence AFAIK. Also given the previous warning in writing I'd change the locks and withhold the new keys. I think it's important to keep a paper (or email) trail by writing to them. That way they can't claim they thought it was OK or was a misunderstanding. But if you nip it in the bud now, as you are doing, they should take note as regardless of any bluster on their part they do know it's something they can get into trouble for.
Even if they give the 24 hours notice you can still refuse an appointment if it's not convenient so long as you are reasonable and offer alternative dates. We did this recently as we were going away. They weren't happy as it meant cancelling a workman's appointment we hadn't OK'd. But they did it and rescheduled for the following week when we were available.0 -

I disagree - the fact that you want to be present and that that date is inconvenient is sufficient reason. It's none of their business otherwise. As long as you suggest dates/times that is enough.
Another idea for intruder detection is to spread shake and vac all over your entrance and watch for the footprints.
