    I've been using forums for over ten years, I am fully aware of how people conduct themselves. If I don't like the way they talk to me then I'll say something, same as IRL. Simple, really.

    Anyway, thank you for your concern but I think we should get back on topic :)

    If you have the fingers to type a message of more than a few words or lines why don't you morons have the ability to use capitalisation and grammar correctly? You must be the types of cretins that I deal with on a daily basis and everytime you idiots use your moronic text speak or completely abysmal grasp of the Englisch language I delete your emails and you won't even get a response.

    Ha ha. There are plenty of FREE spell check programs - hey most email providers even supply them - is it too much to ask for you backward chavs to press a button?

    Personally I wouldn't even waste time reading text / chav / illtleracy and if those tosspots offered me advice... Well even most Sun journos can spell!! That has an average readership level of 8!!!

    Limit all UK residents to a maximum of 2 properties, I can't believe in such a so called civilized country there are people with 50+ houses in their property portfolios and some are struggling to buy just the one house.

    Anyway, back on topic If I were in the same position as the OP I'd probably wait to see what IR's do.. wouldn't want to be in negative equity, it's all about timing and it's a massive gamble at the best of times. Nobody knows for real what's going to happen but I would at least wait a few months to see what IR rises do, sorry I can't be of any more help..

    Yes but I would guess that it's an interest-only mortgage*, in which case you are not repaying the landlord's mortgage, you're only paying the interest on the mortgage.

    In other words the landlord's debt isn't going down*. S/he will only benefit* if the value of the property increases, which may or may not happen!

    Surely 5x joint incomes is much more secure than 5x single income.

    Assume a couple earning £50K each, they take home a combined £5,800 per month. A £1/2m mortgage will cost around £3K a month, leaving a huge disposable income left over.

    And as a couple all the household costs are pretty much split, so much more affordable.

    I know this the hard way as I'm about to take up a mortgage offer on 6.5x my single income!!
