Yep, nothing seems to be moving around here.

We had 11 viewings in total, of those 4 decided they wanted to move to a different area (miles and miles away), 3 really liked it and made offers (but 2 of them hadn't sold), 1 couple split up just after viewing (not our fault honest!!), 1 said she wanted something bigger and the other 2 said it wasn't for them. We've had no negative feedback at all, the worst thing we've been told was that the house was "too personal". Everyone else has said they liked it.

Luckily? as nothing is moving, the house we want isn't selling either.

We've had the agent back to take some new photos, they should be uploaded tomorrow. We're also thinking about getting in another agent, but I can't see the point, they all advertise in the same places so why have 2?

Its not always about the advertising. It can also be who they have got already registered on their books. Also their own websites (other EAs cant advertise on theirs lol). We had a quarter our viewings directly thru the EAs website before it even hit rightmove.... (another quarter were on their books already).

I was looking at the price of houses in the south a few minutes ago and to be honest the Midlands prices are now not far off what they were there. I would imagine that the lack of amenities in the midlands areas puts people off and people would rather stretch themselves a little further for a more southern property.

Saying that there doesn't appear to be anything wrong with your house it looks lovely to me.

Hope you don't mind me asking if you have had any luck with selling your house, I live on Waterside Park and we are having the same problem.

We are using Connells and have reduced our house price 3 times, been up for sale since May... not had one viewing.

Nothing appears to be wrong with the house. Couple of things that may well help though.

Firstly, the agents descriptions dont do any justice. Very boring and uninspiring. Secondly the photos could be better.

I live up in Aberdeen and all the agents use professional photographers. It may cost slightly more but it makes a huge difference. The agents are also far more desciptive and make the properties sound far more appealing. I have a place that went on the market up here a few days ago - see the difference in angles of picture and the way the place is described:

The midlands just isn't a sellers market at the moment. A combination of new builds, the initial price boom being pretty fast early on and lack of decent salaries all seem to be responsible!

Unfortunately I think it's just a matter of watching the market see what's selling and for how much.

Hi,
We have sold it was traumatic though! We got a buyer then their buyer started having problems so we all went back on the market, sold mine again within one day of being back on, to a buyer who lied about her position. We got rid of her and luckily for us our original buyer had sorted his problems, sold and moved in with his children, and was ecstatic when we contacted him, as he said he hadn't seen anything he liked as much.

We're in the new house now, ripping out avocado bathroom suites, brown swirly carpets and stone clad interior arches!

I have to say that looking around the prices seem to still be going up and nothing is moved it's madness. I think we were reasonably priced, we accepted £186k, now one down the road is on the market for £199k, who is going to pay that?????

To be honest I wouldn't use Connells, I didn't like them when they came round and they were very expensive. We used Castles and they were good, but Picker-Elliot sold us the house we've moved into and they seem like the best. I think they charge 0.75%.

Connells have a stupid 6 week challenge to sell your house, but when we asked what happens if they don't sell in 6 weeks they said "nothing". So it's not a 6-week challenge then is it!

Thanks. I don't agree with the description thing though. Reading details which have "oozing with quality" and "stunning" every few lines really turns me off. It's a house, I want a plain description of the size of each room and what bits are staying. It's a personal thing, but reading house details with lots of superlatives makes me think they are trying really hard to sell it, so they must be making up for something.
