What's wrong with my house?

As a buyer, TBH i'd want a floorplan. Would make me want to view if I knew its layout would suit what I was looking for. When I was looking, there are loads of similarly priced houses with similar features to wade through, the floorplan made a huge difference to me as a buyer.

We recently moved from Bedworth to Coventry and had this company do ours. Worth getting Castles to give them a ring as I guess they can do Hinckley if they do Bedworth?

Cant see why it has had so little offers, as was mentioned i would look at changing estate agents, we had no end of trouble selling our place with one estate agent, sending people round that didnt know the price, unsuitable,hadnt seen the details, put it on with another estate agent and got 5 offers, ranging from 15 Grand less than the asking price to the full asking price. As was mentioned it does look a little not lived in, but then hey our house is pretty bare.

I can never understand why this puts people off. I prefer house that are empty to ones that are full of someone else's rubbish and clutter. Its easier to imagine your own stuff in there if its bare and you can take measurements if you're not sure if something will fit.

Kerb appeal - looks high density estate, surrounded all sides by four other houses. Single garage, assume anyone buying will have two cars so one will have to stay in the rain.

Visually the grey tarmac drive merges into the pavement and road. There is no sense of a private space/garden, more like a lay-by. No gate, get the sense that anyone can wander in. No colour in the front garden. Front door mud-coloured.

Lounge - swirly artex ceiling alert :eek: old fashioned fixtures and fittings, esp. that gas fire. Looks oddly bare.

Dining room - lay the table for a meal. FLowers in centre of table. Looks a bit cluttered, row of little chests against wall.

Master bedroom - obviously overlooked can see windows across the road. Looks peculiarly small, you can just squeeze around the bed by the chest of drawers. Was the ensuite created by shrinking the master bedroom after the house completed? Laminate floor - hmm; not very 'comfy', echoes footsteps into lounge below?

Why no pic of the ensuite? What's wrong with it I am thinking...

Kitchen - bit soulless

Bathroom - looks clinical with white/light blue. Is that a view straight onto a brick wall?

Kids room - cluttered

Back Garden, completely overlooked. Doesn't look young boy friendly with balls whacking into the plants and shrubs.

Overall the presentation hasn't been coherentlty refined to target the most likely buyer IMHO. There is a jumble of colours used, with no real theme. Some of the presentation looks attractive to 50+ (the garden, pine floors, that gas fire) but some is styled for a 30+ couple (minimal art in the bedroom). The decor looks like a couple with child of 5-8 has bought the house from retirees, then done bits a bobs of redecoration on a budget (Kitchen from MFI, DIY too?)

Just shows how tastes differ! I thought it all looked really nice in the pictures! If it was in my area I would snap it up!!!

People have been spoilt by the TV shows. Basically they have no imagination of their own (there are exceptions such as yourself). So if you dont show them a nicely decorated table fitting in the room, they dont even think about it. Why do you think new build houses are always fully kitted out down to the forks?? To show the lifestyle rather than the house! House buying is usually sentimental rather than practical :rolleyes:

the photos are rubbish, who took them a 10ft giant?

they look at the wrong angles! lol

also with regard the bedroom looking small can you not move that big chest of drawers to under the block pictures to the right wall?

and I'd go for a photo of the garden going back to the house rather than showing that there's about 10 houses in the back ground, so again may not seem very private

It is an estate, can't get away from that, it was built 11 years ago so it is reasonably high density, although nowhere near the density of new build estates. It's not surrounded on FOUR sides unless you count the house across the road! The two neighbouring houses are both detatched.
Yes it's a single garage, but to be honest apart from you we've yet to meet anyone who actually puts their car in a garage, let alone two cars! The front gardens are all open like this, it's in the deeds that they have to stay that way. You can't get through to the back garden though as there is a gate at the side of the house.

Front door has faded it's being repainted tomorrow.

As I mentioned the gas fire has already been replaced, we never had the photos updated. As for the artex, it doesn't bother me, it was standard "fit" at least it's not on the walls as well!!! I'm not about to replaster the ceilings.

Master bedroom isn't small, (13'5" x 9'11"), and that's a kingsize bed. You'd have to squeeze if you were really really fat! I'm not a small lady and I fit fine! The picture isn't that good really. The ensuite is huge it has a large curved shower and looks really really good, every single viewer has said Wow on entering the ensuite.
Laminate floors have soundproof insulation under them, but it's over the dining-room/kitchen so noise wouldn't carry through anyway. The master bedroom is at the back.

As for the rest the kitchen isn't DIY, but does look a bit sparse in the photos.

The "view" from the bathroom is a brick wall, OK this may be a problem for some, but there is obscure glass. Can't change that unless we move the house.

The garden was/is overlooked, but now all the trees are in leaf it's very private and plenty big enough to kick a football around in. The childs room is cluttered (do you have children???) should I try and hide them all when potential viewers come around, I assumed confining them to her bedroom would be sufficient, maybe I'm wrong.

I'll get the agent to come back and do some better photos.

How many viewings did you get before you sold? 12 months on the market seems a long time. What feedback did you get from your agent? Do your agents normally sell in your area and your type of house?

The house looks a nice enough house, with no 'real' obvious drawbacks. But also no real 'wow' points either?

This may sound odd but do you think there are too many photos? The photos are so-so, but perhaps they are convincing people that they've seen all they need of your house and so they don't need to bother visiting it?

The description is okay but again nothing stands out. The only thing I thought was that the house sounded like it had 3 good sized bedrooms and the other rooms were a good size?
