Section 20: £9500 replacement of windows. Guidance needed on necessity please!

  • One option if your neighbours have similar issues with the price is to club together and buy the freehold. You can then decide exactly what repairs are necessary.

    Doesn't double glazing come under the Decent Homes thing? If so, then I wouldn't have thought you'd got a hope of preventing them changing the windows, and £9.5k is a fairly typical cost.

    I don't think it is 3,500 is more typical, plus in this case, the cost of the scaffolding which can't account for the rest

    And the main contractors partner and their specialist partner and their sub contractor and the supplier extruder, and then the installer who subcontracts labour to the Father and Son.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

    Which council was that for? I was thinking £9.5k was on the low side, but I've only really got experience of London councils.

    You can't use a rule of thumb.

    You can call a local accredited DG contractor and ask him to give you a quote for free. Explain it's your home and windows.

    The cost depends on a number of factors including the size and arrangement of openings, the colour if not white, the type of glass eg self cleaning ( yes I know I dont believe it either) if the windows are available off the shelf or if manufactured there are more and all of the same size. Several estates as opposed to one block makes a huge difference too.

    And it depends on who the extruder manufacturer is the quality and price ranges widely.

    Then you get into the damage and making good alteration to the opening and any site requiremetns to the overall cost access scaffold etc.

    Hope you see that the £3K or £9K is not that helpful- get a free quote.

    £9500!? You're avin a larf, as they say down your way. I've just had 6 windows and two doors installed, including a bay window and a window almost impossible to get to as the wall's 40 inches thick - for £3700 - and I chose all the best options e.g. 8pt locking, wood effect PVC, etc . If you're in a flat add £200 for scaffolding then add a grand for the privilege of living in London (!) and you shouldn't be paying more than that.

    It's not a council, that's the point.

    That's a commercial company doing the same thing for a normal person,

    But when they work for the council, the council make so many
    Ideological demands on their suppliers that the work costs twice as much.
    Arguably, when you are an owner occupier in a council flat, the councils should not be able to force their politically inspired requirements upon you.

    But winning that arguement is going to take a lot of effort

    My windows (second floor) appear to clean themselves.

    I have no idea on their spec, they were in from new.

    Unfortunately, the plastic frames do not
