    Sounds like you have it figured out and a wait is the best in this case, given the vendor's unrealistic requirement. Seems like you've come across a realistic EA (makes a change), so they might make the vendor eventually see sense after it has been listed for a while with no bites.

  • Our final offer of £215k was rejected. The agent claims to have an offer much nearer to asking price, and seemed uninterested in talking to me so my gut feeling is that this is true. I must say I'm surprised if they got more than that, but we don't think it's worth more so we leave it there.

    just be sure to go back to see in the Land Registry data what it actually sells for

    Value, name of owner and address (sometimes the owner's address might be different, if they are BTL, for example). I can't remember what else (purchased one for a house I was interested in). It can take a while for it to be updated, apparently.

    #1 which is also a 2 bed end terrace in that road sold for £193k in 2012:

    I suspect it needed a bit of work inside when it did.

    I actually rented a house on this street for 5 years and know all the 2 bed properties (whether end terrace or not) have identical layout.

    So as far as I can see what it has going for it over #8 for example is:
    • End terrace not mid terrace
    • More modern and decent standard of finish
    • Summer house [STRIKE](not pictured)[/STRIKE] Is now pictured in a RM update
    Granted those three worth something, but I don't believe worth £33k of something. Would you agree?

    What do you feel it is worth (your opinion)?

    If I really wanted the property I would offer £10k less than the asking price - if you make a silly offer it will most likely be rejected. The house does appear to be overpriced, by around £10k, but there may be a reason for the higher price.

    Posted at the end of each month for completions up to the middle of the previous month.

    So say three months to complete and 6-9 weeks to appear.

    Note that I mean "appears on third party sites" that will show you for free. It will probably be available without the 6 week delay direct from the LR but then you will have to pay (and if you time it wrong you'll just get the current owners info)
