Just had a quote for buying a property and it's going to cost us £885.56 all in.

    The breakdown is like this:

    Solicitors Fees £350+VAT
    Local £119.60
    Environmental £37.60
    Drainage 43.48
    Chancel? £17.63
    Land Registry £150
    Land Charge £6
    LR Search £6
    Bank Charge £30+VAT
    Competion £58.75

This is on a £101,000 house.

Is there anyway we can lower the cost overall?

    Switch solicitor? Any online? recommended?

Can we do any of the searches etc. ourselves?

What are we likely to save?

    Cheers

Hiya - I am a conveyancing solicitor. At the end of the day you get what you pay for with solicitors. If you go with one of these large internet companies and they are cheap it will be because they have taken on a large volume of cheap work and so you will find that as the matter progresses if you need to talk to them a lot they will not want to do so.

If you go with a good local solicitor you should get a better service including being able to pop in and see your solicitor whenever you have a problem or want to discuss anything.

The searches are all standard as are all the disbursements including the Land Registry fees - there is no way of getting these any cheaper even if you did them yourself.
