    we are in the process of buying and are using conveyancing warehouse- the actual sol (that we are using) is called roberts solicitor, based in macclesfield. There may be others that the website can search for depending on your circumstances.
    we have been quoted £601.

    by far it was the cheapest (we went to the max on the offer so need to make BIG cuts along the way).

    checked my local sols out too and they were charging min £750-800. BTW, Im' based in the best place in the UK-Manchester ;-)

    As soon as i had instructed them to do our conveyancing, they sent a letter out in the post to confirm our named sol. they wanted £200 up front to get on with the job-sent a cheque, they sent a letter to confirm receipt of payment. So far so good, not spoken to the woman dealing with our stuff as no reason to speak to her yet (we are at the very initial stages).

    do a search for coveyancing warehouse-i did and that why i went with them-havent heard anything bad about them...yet.

    macclesfield is just outside of manchester-south of manchester.

    i think so-they have said no completion, no fee...

    but i guess they need something to get started with.

    will this mean i don't need to instruct a solicitor?

    Just fill in the form on-line, instruct my IFA to arrange the mortgage and wait for appropriate forms??

    you fill in the form online. they will forward you the firm's details. the next day they will ask you 200 pounds for searches and your ID documents (all searches are non refundable as they are payments to local authority) what is refundable is 350-300 pounds conveyancing fee(if you are doing it online, more if you are a WYSIWYG freak).
    Once you have got solicitor details forward them to EA and your IFA,
    Now you are being taken seriously by EA and EA is taking house off the market for you, but you can still pull out with no damage.
    Then you can buy time for your IFA to go product hunting. Remember that not all lenders will go for a conveyancing firm , and for some only a firm consisting of atleast 3 solicitors will do.
    Instructing solicitors means that you have given them your details not that you have paid for everything upfront. Charges will come to you along the way, and you must control the rate of the process on your level of comfort liaising at every step with your IFA as well.

    I'm using conveyancing warehouse to sell. So far they seem ok. Needed £30 up front from me. Although the website said no sale, no fee - when the paperwork came through it says fee will be payable depending on amount of work done. Local solicitor ( cheapest ) was £650 + bits, CW is £240 + bits. The sale process is slow ( exchange in few days ) but it seems to be slow whoever you use plus they say they're waiting on 'other side' to return .... etc etc. Par for the course. Paperwork/enquiries through post ok, my person at CW contactable the 3 times I had to speak to her and was able to answer my question ie seemed competent. Bottom line they seem to be as good ( or bad depending how you view legal profession ) as a local solicitor but a lot cheaper.

    Good morning: We have used Conveyancing Warehouse (Roberts Solicitors) twice, once to buy, once to sell and will be using their services again in the future.

    we have decided to use a local conveyancing/solicitor firm.

    They are going to charge us £695 all in, so although it is £95 more than online at least we have the option to walk in and chase things up.

    This is our first house purchase after all
