    err.. yes. She made her *offer* by phone. I am not suggesting the OP simply ring up and make her offer again.

    OP should stay on the phone until a satisfactory answer is received as to why things are taking so long. Or as another poster said, go into the office.

    I didn't say she should repeat her offer. The reason for contacting them again is to ask for an update since her previous call of X number of days ago has not been responded to. I imagine she will be told that they either cannot contact the vendor or the vendor hasn't responded. Either way she is no further forward but at least they know she is keen to know the outcome. Really the EA should have contacted her to update. But if their customer service is so poor contact by email or phone is irrelevant. My own current EA always responded with feedback or replied to emails very promptly, but I guess you get the service you pay for.. It may not be possible to visit the EA during the week depending on where she lives/works or commute time.

    We're currently in negotiations on a house and the EA has been painfully slow getting back to us at each offer. I'm on pins. I'm sure it's some kind of psychological trick.

    'We'll make 'em wait and see if we can make them:
    a) increase their offer assuming the vendor thinks it's too low
    b) more desperate to buy it assuming they think they're missing something good
    c) reconsider that they really can afford it
    d) think somebody else wants it too'

    By the way, I don't like the manipulating some estate agents do.

    Maybe call and say that you are wanting to make an offer on another house that you are interested in but wanted a answer from this one first. Maybe this would spur them into action.
