hethmar I have already viewed it and am ready to offer based on this. This is a second viewing just to get a better idea of where we want to put stuff etc. if we get it - we will definitely be offering either way.Saving for our next step up the property ladder0

I think it's unlikely that the vendor will accept your offer when they no you have a second viewing booked. A bit too keen if you ask me. I would do it after.0

The excitement of finding the property that ticks all your boxes is sometimes very difficult to contain and control.
The last thing that you do not want to happen is someone putting in a higher bid and you losing out, in my view this would be a very rare thing to happen and would not be in anyones interest, the EA and seller want to receive the best rewards for their work;)
As previously advised stay calm and sleep on it, everything will work out for in the end 99% sure. All the best.0 -

It definitely is an exciting and stressful time as we do not want to miss out, but at the same time do not want to have the mick taking out of us!
We have viewed the property again today and definitely want it so have put in our offer of £75k. The vendors didnt really give anything away regarding what they would be looking for or anything and when we mentioned offering they just said everything would be through their soicitor - which is fair enough but a bit dissapointing!
Will hopefully hear back from them tomorrow then and can decide how we want to proceed!Saving for our next step up the property ladder0 -
It could get awkward for direct negotiations and thats what the estate agents are there for
..... but saying all of that we bought our last house privately, so we didnt have a choice but to discuss money ...... but luckily they opened the conversation by saying they were just about to instruct an agent to market the property for x pounds, but if we were interested they would be able to reduce that price ..... we were straight and said what our maximum was £15k lower than they were going to market it for .... and they accepted, so it wasnt awkward .....

Just to update those who are interested we put in our offer of £75k (was offers over 77.5) which was rejected and they have indicated they are looking for 80.
Put in a return offer of 78 and have emphasised we are ftb in a good position and ready to move, so we will see. I would hope they would accept it as surely no-one in their right mind would risk losing a potential done deal and buyer for the sake of 2k?
