    But with inflation at 3% you're losing money!

    I am not losing any money it's not my money it's the banks.

    For every £100 of their money they let me have I get £1.15 a year free.


    It used to be a lot better, I had £30k from CC companies for nothing that used to pay over 5%.

    As there are no savings accounts offering the 9.2% interest needed to match 5.5% there are no better opportunities!!

    However, if you were on a lower mortgage rate as many have posted here, it would be better not to offset, since you could get much better rates with a cash ISA (as posted by getmore4less)

    Bottom line, is that you are not the winner.:p

    It is a very common misconception that offsets give a savings return at the mortgage rate tax free.

    They are just borrowing less.

    I did a deal for a client in 2008 with C&G. Lifetime tracker 1.01% below base. This was when BBR was 5.75.

    She's now paying -0.51%

    In the Santander club at base +.49% offset for term which I changed to in 2007 and extended for an extra 5 years.
    £30k in 123 account at 3% £20k in ISA and rest in base rate linked savings account.
    Pay £1000 monthly into mortgage which earns £10pcm from 123 which I can then withdraw. The mortgage has another 7 years to run. I asked if they wanted to buy the mortgage off me but they just wanted it paid off. Having survived 15% interest rates, this is quite a change.
    Should make about 10%/10k by the end of the mortgage.
  • We are part way through on 3.49% fix for 5 years, admittedly not as good as some of you. However we living in a house in london in an area where we know house prices have risen so for us very happy. Now working hard to overpay to reduce overall mortgage term.

    3). £2,249.06/£3000 in Investment ISA (35/50 investments)

    4). Increase cash savings & saving pots

    5). Keep debt to a minimum.

    I am looking for a totally flexible mortgage with unlimited overpayments allowed PLUS the option to borrow back any overpayments, but can not find one anyone :(

    But seeing as you ask, 1.49% (0.99+BR) for life, from Sproggit and Sylvester, Jan 2008, was 0.5+BR for first 2 years...:p
    Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker
