toilet flushing/leaking

Hi

my toilet has a leaking issue. and i need to establish whats wrong with it or what needs replacing.

basically everytime we flush it will either flush normally, or it will flush and then start leaking water into the bowl (water starts dripping from where the water comes out when you flush) meaning the tank never fills up as water keeps leaking so we have to flush again which clears the problem. its literally 50/50 sometimes it works, sometimes it doesnt etc..

im in a rented place, and this issue is not much of an issue to me as it does work (eventually) but my wife says get it fixed...is this an issue you would expect a landlord to fix?

is it something i can basically replace myself?

    Is this a push-button flush, or any older style syphon-type flush?

    its a push button type. the push button is basically to half circles...and it doesnt stick down ...button pressed, it then come up straight away... after a few seconds you can start seeing a few drops of water leaking (towards the back of the toilet) and it then becomes like a running tap not fully tightened...then if you flush it again, it fixes itself.

    It hasn't got the traditional old float but the modern equivalent must be sticking and not cutting the water supply off. It can't be much if it works properly sometimes. I'd take the lid off the system and see if you can see if it's catching somewhere.

    thanks for the info/link, but i dont think thats the issue. the leaking when it does start, starts pretty soon (not once the tank is filled up, but alot sooner so i dont think its anything to do with the float, tho i have adjusted the float but its made no difference).

    looking at some other videos, i think the issue is the with the flapper valve, but i dont know if ill be able to change it as i cant see the flapper valve (the videos show a chain with a flapper valve at the bottom that seems easy enough to change except i dont have a chain and cant see the flapper valve , but if i stick my had in the bottom i can feel the round rubber thing moving up and down as i press the flush button).

    may need a plumber unless i can find some videos showing how its done? i think the mechanism in my tank is newer.

    Yes: one benefit of living in rental accommodation is not having to deal with or pay for maintenance issues yourself.

    If you are on a water meter you are running up your bill.

    this is the exact mechanism as shown in the above video... i cant see how i can get to it without removing the whole thing and im not prepared to do that.

    diywhynot---reason why im not involving the letting agent is because its not completely broken and it works more often than not (its just my wife wanting it fixed so i thought maybe i can do it myself)...and were not on a water meter either, infact we dont even pay for water.

    The leak couldn't be coming from the base of the system, where it sits on the toilet, could it ? There's a big rubber washer there (about 3").

    Someone is paying for the water. The loo isn't functioning properly 50% of the time. It isn't your loo. Get the LL to repair.
