because its a 95% deal, its new build and its shared ownership - so that pretty much narrows it down to who i can go with. only 1 lender lending at this ltv deal at the min with a decent rate. if i want to open up more options i will have to go for a 90% ltv deal with an alternative lender.

Maybe the lender didn't want your business. There's no obligation to give a reason for a decline. So maybe you've been thrown a red herring via the broker.

Leeds BS, the only lender offering 95% on shared ownership. No other game in town for that business at that loan to value...

Thanks yeh Leeds BS. they've specifically given a reason why it was declined - surely they have to give the real reason and not make it up??

I'd put money on it being adverse credit information about someone else with the same name at one of your previous addresses.

If they've told you it's adverse and you know it isn't you, my explanation is the only possibility. They don't make stuff like this up.If they wanted to they could have fobbed you off with the "contact Experian for details" line.

Could it be one of your relatives?

There's no right to a mortgage. People say all sorts of things when being pushed.

Not suggesting that this is the case. Just exploring the options.

kingstreet, i'm 100% its not me, bet my life on it. well me my mom and sister all had the same intials back then - this was at an address about 8 years ago - so it could possibly be one of them - but would they even check that far back??

im hopin i can get to the bottom of it, dont want it to ruin my chances with another lender if need be...and if it is a case of someone elses identity - this could come up again. im just annoyed because ive done all the right steps up to this. good credit history, checked all my reports beforehand... and now this. :-(

You were there eight years ago, but if they are still there and you are still being linked to them financially as if the adverse is yours and is within six years it could show up. The lender may think you kept the account running at that address to try to hide it.

You are going to have to ask them if they have had any adverse in the last six years at that address.

we all moved out of that address atleast 8 years ago. ive lived at my current place for nearly 6yrs, the previous address in between 2yrs - ive never had any debt - all my accounts show up on my credit report. im smelling something fishey, but struggling how to get to the bottom of it???? its probably best i speak to them direct beacuse they can only give certain info to my broker due to data protection - so they say.
