Do it yourself, it will be to the standard it was when you moved in as far as the checkout letting agent is concerned because they won't know any different. Be reasonable, leave it in a reasonable state. The spiky haired 20 year old who wants to get this job out of the way quickly so they can pop down the shop whilst on the clock will not be examining carpet samples under a microscope looking for evidence of detergent. They won't know what you've done.
It doesn't matter what the contract says, your only obligation is to leave it in at least as good a condition as it was when you moved in. Ive always noticed ridiculous curtain steam cleaning etc text in the agreements Ive had, never done it once, it has never been an issue.
If they are going to try and steal your deposit (and believe me it won't be used to clean the property) they will do it anyway, whether you get a cleaner in or not.
Fight any claims for deductions via the tenancy deposit scheme process. If they try it on and see you have some fight in you they will likely just give in.0 -
Why spend so much money when it just takes a little elbow grease and some cheapie products? Bicarb of soda, soda crystals, vinegar and newspaper (and oven pride - nothing beats oven pride!!) are pretty much all anyone needs to clean a house. I've always got the deposit back on the houses I've rented and have never spent more than a fiver and maybe 1/2 a day of my time.
The real tip is to make sure younote down every little defect and dirty mark on the inventory when you move in to a property...if it says there are 3 cracked floor tiles but there are 4...mark it down etc. Take pics and email the to the EA (obviously saving the file to your personal records).
And the simplest tip...keep it clean while you live in it...if you drop pasta on the carpet clean it straight away, if you ruin something (our puppy chewed up a carpet), replace it to the same or a higher spec (we replaced the carpet and, because there was a stain on the carpet when we moved in, the landlord is adding on 50% of the cost of the carpet to our deposit and is chuffed because he has had it replaced for a fraction of the cost).
Unless you are a super dirty/busy/lazy person, getting your own cleaners in is a total waste of money in a circumstance such as this...you are much better off doing a self clean and then if they insist on getting their own cleaners in at least you have only really paid out what you would have if you had just rolled over and agreed in the first place.0 -
Remember the Oven!
I forgot this on my last rental move, but the property managers were excellent and charged £30 from the deposit to have it done by an oven cleaning company - a fair charge given that I completely forgot.--- Warning: Grumpy Old Man in Training ---0
