    2) did you sign a check-in inventory and does it decribe the condition

    estate agents in my area do the same. When i emptied my last properties, called up my mates on weekend + mr muscle + beer and job done.

    On a serious note as other have said, it depends on the condition of property at the start of contract. My contract said "will need to polish the wooden window frames and doors!!"

    If you think your time is more value (££/hr X estimated number of hours to clean), you should get it done by your cleaners. Dont worry about paying £250 to estate agents. They are just being estate agents..

    The reason I'm banging on about this is that in any dispute over deposit, the LL must prove that you left the place less clean at the end than it was at the beginning (as has been explained endlessly here).

    How do they prove this? Via the check in and check out reports.

    Therefore the wording on the report and your signiture on it) are critical.
  • I am in dispute now over ridiculous nonsense, challenge it, don't let them get way with it, my last landlord actually wanted receipted bills which were in my name, withholding deposit due to that and supposed manuals for appliances, utter piffle.

    So some more information.

    The Inventory Check was done in 2011. There was no new inventory taken when we signed the new contract in 2012.

    I've just had cleaners out (Fantastic Cleaners) who have done an awful, awful job.

    They have said they will not offer a refund and have said I can have two cleaners for one hour anytime I like.

    Can I challenge them for my money or is it gone?

    Also, is there a legal requirement to perform inventories at the start of a new tenancy?

    My flat is now cleaner than it was when the inventory in 2011 was taken.

    But surely they should be doing a 2012 too?
