Extending a bungalow- costs?

We are hoping to extend our 3 bed bungalow with a single storey extension and a loft conversion to include 1 bedroom and a small shower room.

The single story extension would be approx 8m x 2.5m at the rear of the house

Any idea on approximate costs for this work in Shepperton, Middlesex?:o

    How longs a piece of string. For example we had a large ground floor extension for new lounge and extra bedroom for our bungalow 3 years ago and the cost was £20,000, my Daughter had a quote for a loft extension similar to your requirement and that was for £50,000. A lot depends on how busy your local builders are and how expensive an area you live in. I would select at least three builders with a proven track record and ask for quotes as that's about the only way you will get the true cost.
  • I've been quoted around £65k for a bedroom in the loft and ensuite and for a wrap around extension which is 12ft deep and 25ft wide along the back and also 9ft wide along the side of the Bungalow.

    This is also includes re wiring and re-plumbing the whole bungalow as well as moving all the internal walls around in the existing structure of the bungalow.
    Fitting new kitchen, 2 new bathrooms and redecorating the whole place.
    The £65k incl everything apart from Kitchen units/bathroom suite/tiles and flooring.

    So I would assume it would be a £20k cheaper for you.

    As a few builders for quotes.

    It's not your fault but this question gets asked over and over again.

    It can't be answered online, and even if it was what's the point, you will pay what your chosen builder charges, not what me or Fred thinks is correct.

    Any prices from here are assumptions as above.

  • Agreed, in reality there can be some many varying factors it's nigh on impossible getting an idea of price online. If anything it will put false expectations in your head - anything over what you have been told online you will think you're getting over charged etc.

    I got my price off a builder I know and trust and he only gave me that after seeing the bungalow.

    I understand completely it cannot be answered online and will of course need quotes before I will get an accurate answer.... just searching for a ball park figure to see whether it's worth getting drawings done etc!!
  • My ball park figure from my builder was £65k to £85k over the phone. When I showed him the place thankfully it came in at £65k and once the plans are approved and building regs he will be able to give an accurate quote and also areas where I can save money.

    Hi Busy lady

    Check out a copy of Homebuilding and Renovating magazine. When I last bought one, a while ago, rebuild costs were tabulated at the back depending on region, standard of build etc.

    This will give you an approx estimate.

    You also need to check if planning consent is required, where I live the sizes complied with the permitted development requirements and I only needed building regs.

    Getting the plans drawn and building regs approved for the details are well worth doing.

    Even if you don't go through with it, the paperwork stands in good stead for any future house sale, shows what will/can be done or approved :T:T

    28m x 2.5 is strange to me. It just sounds like a long corridor especially the 2.5 bit. It will only be about 6ft wide inside ??????
