House buyers withdraw offer!!!

Hi,
Yesterday I received the phonecall I had been dreading since before Xmas, our potential buyers have withdrawn their offer!!!
My mother passed away last July, and we put her house up for sale in September. We had an offer accepted on it, and had got to the contracts process. I had signed and sent mine back last week. The buyers had a survey done, and have since pulled out.
I have been told by my estate agent that they don't know what the report said exactly, but they did mention a problem with high condensation or moisture. There are certainly no visible signs of damp. However, the house has no heating and has been empty for almost 2 years now after my mothers illness etc.
The surveyor also apparently mentioned problems with the windows, but having had it checked myself, they seem fine!!!
I just don't know what to do next, is there any way of getting the exact details of the report? I would be happy to rectify any potential problems if I can. Also, would it be possible to get the buyers back on board or is it dead in the water???

HELP PLZ!!!!!

    TBH, I think you have lost these buyers. Any buyer still interested would have either given a revised offer, or at least made some moises to the EA about how to proceed. Were they FTBs? In my experience, minor problems often put them off, as they do not have the ability to look beyond them and want a perfect house straight away.
    I would certainly try to get them back on board by asking your EA to ask them if there is any way forward to facilitate the sale, but I wouldn't hold your breath.

    In the meantime I would look at what you can do to help any future sale. Surely it is worth having the heating on in the property on low, to avoid any damp/condensation issues.

    Not really, they paid for the survey they don't have to divulge the contents of it to anyone, they may be willing to give you an idea but I doubt it as they have already pulled out of the purchase.
  • Yes, I intend to get some answer from my EA in the morning regarding their reasons. I'm not sure if they are FTB's but I'm guessing not as this was going to be a cash sale with no mortgage.
    As I said, I need to chat to my EA tomorrow and see if these buyers are still keen, im hoping they are trying to make me sweat and maybe accept a lower offer or something. If there is no chance of getting them back, I need to get the house back on the market ASAP!!!
    No heating in the house unfortunately, I may have to invest in some heaters. I have put a dehumidifier in there today, and after 5hrs, had nothing more than a dreg of water in the bucket!!!
    CONFUSED AND FRUSTRATED!!!

    Thanks cajef, I'm hoping that I can at least get a reason as to why they withdrew their offer. And if possible, will do what I can to get them back.
    I may sound biased, but I can honestly see no serious issues with the property so am genuinely baffled by it all, they seemed so keen originally.

    Could be any numbers of reasons why they've pulled out, the timing with the survey could co-incidental.

    You could always offer them £100 cash for a copy of the report, just so you can address any issues before putting back on the market.

    Thanks for your reply, I'd just like to know the reasons for their withdrawal. I understand it may not be because of the report, but need to know why.
    It's so frustrating to think that the offer came in mid November and to have it taken away so close to exchanging contracts, I cannot believe it.

    A phonecall to my EA is on the cards in the morning!!!

    Had you thought that it might not be anything to do with the house?

    Maybe a relationship has broken up - or maybe someone is unfortunate enough to have been made redundant!

    But I would suggest that you run some form of heating during the current cold spell!

    Your right, I need to sort some heating out now. I asked my EA for advice regarding the lack of heating when the house went on the market, and they didn't seem concerned, error on their behalf maybe???
    I know there could be any amount of reasons for pulling out, but so frustrated and confused at the lack of explanation!!!
  • It could be that they could not proceed because of problems getting a mortgage or the survey suggesting the asking price too high loan to value?

    It could be anything. They may have cold feet or seen a better property. You may never know and need to deal with that. However it's always worth asking if their survey brought up anything concerning as they may be happy to tell you and then you can do something about it.
    Don't listen to me, I'm no expert!
