  • I've served 25 years on the board of a HA with 4.5k dwellings. Most people here will be aware of that landlords of residential tenancies must certificate annually for gas appliances and the gas within the property, seems a reasonable cost you may say. Multiply that by thousands each and every year. The real cost of course is the revisit, the constant need to pay two three or more times for the same visit to catch people in.

    Add to that the often needed the often needed duplicate staff and the services of locksmiths and in some cases even the police for tenants who are working abroad or at her majesty's pleasure and the cost grows even bigger. It used to be the case that those costs were aggregated, that ceased two years ago with the new accounting rules, and quite properly too because the 60% with 'night store' were unfairly paying the bill for those with gas. Somone has to pay, these days individual dwellings are each charged by unit - ie you cost it you pay it. Truthfully it should have been that way since HA's and LA's were formed.

    I think fish is slightly dearer then gas to be honest :(

    Plenty of developments with gas, including the one my flat is in (1990 built)... Many places, particularly more recent ones, don't have it as it's cheaper for the developers not to bother putting it in. Gas was one of my won't-budge-on-that requirements when I was looking for somewhere to buy 14 years ago :)

    OP: the only thing you can do is speak to the management company/freeholder to see if you would be allowed to do it, but I don't think they'll go with it. We have the freehold for our development and we are very strict on what can be done to the exterior, otherwise it could quickly turn into an unsightly mess (an no individual satellite dishes here either - we have a communal system with the aerial/dish in a place where it can't really be seen)

  • as some others have said, there are thousands of flats with gas it has no bearing whatsoever that it is a flat, however what does have bearing is the management co they are god (as you will find out if you have never owned a flat before) as far as anything you want to do that effects the look of the block, it matters not a jot if you want to spend £100,000 getting gas into your flat if the management co says no then you can't do it

    - here's one landlord that does believe s/he is god / Allah / YHVH / whoever

    thanx but i'm not a landlord but i was chairman of a mangement co for 8 yrs, so i know how it works, which is different to your council houses

    - social housing since large scale voluntary transfers in 1997 and now ALMO's is :

    - rented
    - shared ownership
    - fully owned
    - right to buy
    - lease hire

    In my specific case the figures are - 66.2% of properties are owner-occupied, 22.6% are rented from a social landlord, 9.4% are private rented and 1.7% are intermediate tenure [e.g. shared ownership] Hardly your description of """your council houses""".

    Many variables, specifically for older people to include sheltered, extra care, residential, and Co-Housing. It's much more than just a door and 4 windows and gimme your rent or else your out. Council Housing and Housing associations do the best they can, even in difficult financial times for people .. .. not rental machines, but human beings. Their kaleidoscope of different personal needs are always considered and met where we can accommodate them.
