I used to live in Middlesbrough so I've visited Redcar once or twice. The house looks fine to me on the advert, very nicely presented.
For me this is the first house I've sold, so I chose a local agent who I thought knew the local market as I thought he would know how to price it right. In the past I think he has priced properties about right in the area. But when it's your own house it's difficult to be objective. If you've read this thread it turns out that he priced it spot on as I've just accepted an offer.
Did you get a few different valuations from local agents, this should tell you what it's worth? Also it's early days and you may get a viewing soon, but if you've had nothing after a month maybe there's a reason why, maybe price, advertising etc. I suppose it depends how desparate you are to sell, if you need to sell quick the price might do it, but if you're more relaxed about the timescale you could hold out at the advertised price.
As you can see from this thread you get some good advice and some very strange comments about the price of the house. Unless you know the area very well you can't assess the price as I'm sure you're aware prices can vary vastly from house to house.
Anyway good luck with the house, I sympathise with you as it's a really stressful time.0 -
