NB Just in case, eviction of lodgers in Scotland is more difficult - there you are a "common-law tenant"...0
-
I'm in England so hopefully it's more difficult?! Just what I need in new year!0
-
Sorry, LL in England just needs to give you "reasonable notice", no court order, then evict (and eg change locks..).
Just a hint: He can have a lodger under "rent-a-room" scheme if the rental income (BEFORE any expenses..) is less £4250 pa - ie he charges rent less than £81:51 a week. If he is charging more than this he MAY be on the fiddle and you might have some "leverage"... but then again he might be declaring the income to tax man and/or he might still evict you anyway...
Sorry, life ain';t fair...0 -
Rent paid weekly? By law, landlord has to provide tenant with a rent book.
Not sure if this applies to lodgers (my guess is not) - anyone confirm?0 -
It's possible that your landlord is in receipt of some sort of means-tested benefits, which confirming your occupation and payment of rent would negate.
You could consider dropping them in the mire once you've gone if it would give you any satisfaction.
As to rent-books for lodgers paying weekly: I doubt that it's a requirement. Lodgers don't even need a formal written agreement.0 -
What's everyone's views on up and walking out and if they won't give my deposit back, get a money claims order against them? I'm not tied to any agreements there's nothing in writing but I do have bank statements showing money paid to them?0
