    You're not Alan Sugar you know. You are just of a certain age. Anyone one your age who bought a house isn't a financial genius, they are just lucky to have been born at a time of house price and wage inflation.

    There is no wage inflation to erode debt now.

    You don't know who I am or what I have done: you certainly don't know what age I am and I'm not about to tell you. Suffice to say I have enough fiscal astuteness to form the opinions I have.

    You misunderstand me - I am not trying to persuade you to do or think anything. You, otoh, are vigorously extorting people to buy houses RIGHT NOW. I'm merely pointing out why I choose to wait. I see further falls to come.

    On the Irish news last night, there was a prediction that house prices down there will fall another 20%. Think that it couldn't also happen up here? :D

    Well, well. What a bold statement. It reminds me of identical statements made on this very NI board many times in the last five years. We shall come back to it in a year's time and see if you're right, shall we? Because those who agree with you have been proved wrong time and again.

    I stand by what I said; your house is almost certainly worth less than you paid for it; it's not NE as you don't have a mortgage (iirc), but it is a loss - albeit not realised unless you sell.

    Good advice. I have just been doing a check on the "rateable/capital value less 20%". Not far off for most places as far as I can see .

    In my view there is an elephant in the room as far as housing is concerned in NI. That is oversupply. There are just too many houses with too few people to fill them. That will be the situation for years and years to come in my view. There are empty houses and apartments all over the place. They might not be boarded up, but they are there. Who are going to buy these properties? The speculators will not buy them as prices are still going down. The young married couple seem to be the only ones who are in the market for buying houses at the minute. Also a few workers from the Eastern Europe are beginning to settle and buy houses, but they are relatively few.

    Compare that with 6 years ago. Who were buying then? Two income households buying buy-to-lets. Even some siingle income households doing this as well. Young people with only reasonably well paid jobs on 95 to 100% mortgages. People taking early retirement at age 53 with lump sums to invest. Speculators from ROI. I cannot see where the buyers are going to come from.

    I disagree..... there are enough people to fill them but all the Thritysomethings nowaday prefer to live with Mum & Dad and get waited on Hand & Foot... the lazy wee sh1ts !! :rotfl:
